Seeking modern condo with decent view and within the super highway

I need a condo from the 24th of February until 28th of March (32 days), I prefer 40 sqm. or above.

A decent view / bright condo is a requirement, so most old stuff is disqualified.

If you have something available, please send me a PM with location (building name) and price. My budget is 15-25K for the period.

FYI those two listings appear to be way up at the top of the Suthep Road (to the west, almost to the mountain itself.) Those are new condos and I think it is a great neighborhood, all along the Suthep Road near CMU.

Thanks, though the units are 30 sqm. (and west of Canal street).

The reason I asked here is that it appears that not all condos make it to the real estate sites (or AirBnB), in fact all the units I have stayed in so far, I have found by asking around, and it has been better units than most of what I see online.

I’ll do the round tomorrow (asking in the lobby of prospective buildings), but wanted to give Thai Visa a try first.

Let us know what you come up with. I have friends coming occasionally and it's always good to know about new or better places.

I think The Shine (at Changklan) is one of the best options for anyone not on a budget and with no affixation to any particular part of the city.

Location-wise I personally think Changklan is one of the better places to be since a lot is within walking distance, like a handful of thai markets, Rimping, restaurants, massage shops, etc.

The building does have small units (35 sqm.), but most units I have seen for rent are around 50 sqm. and there are also a bunch of larger units. All units are very tastefully decorated, well, perhaps not the penthouse units, those are a cross between Lanna and American colonial style, in stark contrast with the rest of the building.

Since each owner set their own price, they vary with more than 50%, but for my one month stay I’ll pay 25,000 THB for a 1 BR 50 sqm. unit on the 11th floor facing south, excl. water/electricity.

I have seen cheaper prices quoted, but they are either taken, or not available for short-term renting.

If I were to name a runner up, it would be Peaks Garden, but the interior decoration seems to vary a lot, so it’s a bit of a hit and miss there.

In the future, Peaks Avenue (will be finished in July) might be a contender for the best building in Chiang Mai, but prices will likely reflect that.

I went by the Casa by Quality Co, it’s an interesting area because there is so much greenery surrounding it, yet still very close to the city, but only tiny units… For the first 3 buildings (currently being erected), there are no units larger than 45 sqm., and all of those have already been sold, so right now there are only the 30 sqm. units left.

I really don’t understand why they are not making larger units, although it might be that most Thai buyers can’t afford more than a couple of millions. Though seeing all the 45 sqm. “big” units have sold out does indicate that there is more demand for larger units. As I understood it, the details for the next buildings were not yet in place, so one can only hope they’ll adjust the floor plans toward offering more of the larger units.

The Shine is rather nice but traffic noise is a problem as its surrounded on both sides by main roads. Of course, there's also flooding risk in the area, although the sales staff told me that some flood alleviation works had been done in Lamphun/Lampang(?). We'll know how good that is when the next major flood occur!

Location wise, I suspect most Thais would prefer Nimman/Suthep/Hway Kaew area to Changklan which is too touristy. Everything being equal, I don't think it Chang Klan condos should be asking for psm prices similar or higher than Nimman, although that's just my opinion.

As for Casa, traffic from old city to CMU along Suthep Rd is very slow (slower than Huay Kaew actually) because there are many motorists turning right from the small sois and holding up traffic. Wish they will build a central divider like Huay Kaew to improve the flow. I think there's a school right beside Casa, although I've not check out how noisy it gets.

Traffic noise can be heard, but I wouldn’t consider it a problem. The building is L-shaped (above the 6th floor, where the apartments start), so south-facing units are only subjected to the noise from Charoen Prathet Rd. where traffic is moderate. The biggest noise pollutant here is the mosque which has some pretty loud speakers, it’s only a few times each day, but it goes on for minutes.

Location wise, I suspect most Thais would prefer Nimman/Suthep/Hway Kaew area to Changklan which is too touristy. Everything being equal, I don't think it Chang Klan condos should be asking for psm prices similar or higher than Nimman, although that's just my opinion.

A 70 sqm. duplex (in The Shine) on the 11th floor with nice views of Doi Suthep had a sqm. price of 83K. That is cheaper than most of what I have looked at in the Nimman area (of similar quality).

Personally I don’t see why Nimman should be more expensive: There is lots of supply in that area (unlike Changklan), the area is a flight path (so noisy), it’s a bit “out of town” so pretty much anything but going to Doi Suthep requires you to go east and wait in traffic, I think the Maya intersection takes a full five minutes for the red cycle, where you’re surrounded by hundreds of cars/bikes and their exhaust fumes, and finally, for many of the thai food items I buy (fruit, snacks, and dishes), I can’t find them locally, but presumably my latter issue is not a concern for people who want a more western lifestyle in CM and/or I haven’t looked hard enough.

That said, determining if Changklan is more expensive than Nimman is a difficult comparison, because there are only 3 new projects in the Changklan area, and all of them supposed to be luxurious condos.

I am buying in Peaks Avenue myself, and here I get wooden floors, double-glazed windows, hidden air conditioning units, dish-washer, windows to 3 sides, one of them able to see Doi Suthep, area surrounded by trees, enough distance from the road to make it a quiet area, and the architect has been willing to work with me on redoing bathroom/bedroom based on my wishes.

I doubt I would have been able to get the same in the Nimman area for the price I am paying (list price is 105K THB/sqm.).

Though for Anantara, you get no argument from me there if you think it is outrageously overpriced wink.png
