Been living near Plaza 89 now for six months and we quite like the area but not our rented house as it gets way too hot as no shade.

Started to look around the area for a house to buy or land to build on. Saraphi is quite big and we would prefer to be close to Nong Hoi, I've just driven round for a couple of hours on both sides and Neung Pheung seems ok and not too far from Plaza 89 (our kids go to Varee).

Any recommendations on places or even areas to avoid. I know the area is flood probe but that has happened for a few years. Still we'd rather avoid an area which is particularly flood prone!

Not keen on the very new moobans where all houses the same are lined up either, seems very clinical to me, thought obviously many must like it judging by the amount they build!

I have lived in this area for over two years.

In that time i have seen only one place that gets flooded regularly......the 30m stretch of road that runs under the mahidol road near the Sirilanna hotel.

Evetywhere else dry as a bone and now they have almost 5km offlood defence wall constructed. They arr now passed Pa Daed at the small bridge.

Incidently this area is beautiful andlots of available plots in quiet areas....then again i am biased.

Defence wall can be 60ft tall, it wouldn't matter. When my house in Siriwattana flooded in 2011, the water came up through the street drains.

OP, many areas flood every decade or so. We were under water for 2 days. It took 3 hours to clean up once the water receded.
