Low quality furniture in a Condo, who's the blame?

IV been in my Condo for over a year, the cost of the

Condo is only about 1 mil baht and probably about 800,000 when new, alot of the furniture is falling apart like Paint peeling in shower ceiling, bottom of cupboards under sink wood rotting away due to water from.sink, sofa falling apart.

My question is the quality of the stuff is obviously really low grade as it was sold as "fully furnished" but I was wondering who responsibility it should be to fix it mine as IV been there for over a year and it's happened while I'm.here or the owner as it's to be expected given the low grade quality in the first place.

Any thoughts

Any condo you buy for 1 million fully furnished is going to have crap furniture. If its yours better to throw it out and buy some decent stuff. If its rented its up to the landlord but best of luck trying to get any new stuff.

It's a rental so all the gear is the owner.

Only a FOOL would buy a condo or any property in Thailand...  I do not know how anyone can live with Thais  in a condo...or next door in a house...

 

I tried it and never,never again....  They do not give a damn about the noise they make all night and day long mainly, they can never shut a door quietly...

I've owned and lived in a condo in Chiang Mai for three years and the experience has been very pleasant. I wouldn't let one sour experience rule any decisions you make. But do your research before!

I'm renting short term Pattaya and sat on the bed and the bed frame snapped. Owner bought a new one next day but he is a farang

Check the furniture before you rent pointing out any defects or ask to change before moving in. If the rent is very low then the owner will be loathe to change. You get what you pay for mostly.

Things like paint peeling in the bathroom would be the owner's responsibility.  It sounds like there is a leak in the kitchen sink, which is causing water to pool in the sink cabinet, which is causing the wood in the cabinet to rot.  As a renter, I think it is your responsibility to notify the owner immediately when problems like this occur, so they can be repaired before the damage becomes worse.  Most owners respect the renter's privacy and don't enter the property on a regular basis so they rely on the renter to report any problems.   If the owner chooses to not do anything, at least you have made him aware of the problem--you might keep a record of an email you have sent him or other proof for down the road when you move out and are asking for your security deposit back.  With things like the sofa and other furniture falling apart, it's probably up to you and the owner to work together on the problem.  Again, I would make the owner aware of the issues you are having with the furniture.

I live in a condo I own and have done so for 11 years.

 

Only ever had a problem once and that was a Thai/English couple who rented one next to me, tv on too loud.

 

They didn't turn it down when I pointed out [politely] that it was too loud.

 

Talked to the office and the volume went right down.

 

They moved out soon after.

So you live on top of a mountain by yourself, or dictating from farangland?

I've 'owned' and rented here. By far the biggest problems have been living next door to farangs (and Koreans). By FAR! Non-tourist areas I may add.

 

Op, all depends on if you have a decent owner or not really as to whether you're made to pay or not.

Be prepared for 50 shades of black. Your the owner/landlord so apparently you have to suck it up. Furniture quality here is like the internet bill. You have to pay the internet bill monthly but every two years be prepared for a furniture roll over. My last recliner gave up the ghost after only 2 years. It cried "uncle" because of my large size the cheap wooden platform inside collapsed and the surface vinyl was peeled almost bare from the canvas backing. I went back to the store where I bought it and cried mightily and he gave me 1500 bahts off a new one before mopping the floor. A friendship was born I will more than like return in a couple years and do the whole process over again.

My favorite irritant. I was tempted to post a notice on the bulletin board downstairs "Door closing lessons given every Saturday at 1.00 pm" but changed my mind I am sure it would only inflame some people to almost knock their door off the hinges. A lesson Thailand has taught me is that sometimes you get the opposite effect.

Yes your right but soften the wording a bit. God did not make us all equal. You did not learn about Thainess overnight and neither will this fellow. You have to fall into the turnip pulper a few times to understand things.

Check you contract – might even be you as renter, who are going to compensate owner, as you have used it – often owner is responsible for construction, and renter for internal decoration and furniture (or whatever it may be called). Lots of very affordable furniture in Thailand are made of plain chipboard with thin vinyl cover, which easily get damaged, and immediately spoiled by water.

I bought a corner condo in asoke
You can hear a pin drop in the bedroom. Always buy corner for the bedroom side so no neighbors. The TV room side occasionally gets a noisy neighbour but the TV cancells it out. It's always about the bedroom side!

Of course it won't work for studios but I'm not aware of any corner studio rooms

And you didn't read the contract/ lease before moving in?

The beauty of renting is you can move out, the owner isn't going to do jack unless you mention the issues.

There is a chance your security deposit is at risk unless you catalogued the condition of the furniture when you moved in.

I bought my condo more than 15 years ago. I can only recall two times when I was bothered by a noisy neighbor and both were very short term farang rentals during the high season.  Based on my experience and using your impeccable logic, I suppose I should conclude that only a FOOL would live in proximity to a farang in a condo or next door to one in a house. And since the O/P was asking about furniture, your childish rant is off topic and suggests we all should be glad we don't live next door to you.

Read your contract BEFORE you move in.
Seems like common sense, but sometimes people just trust that things are reasonable. Wrong idea.
I talk to the landlord or building management (who sometimes represent the landlord) about any defects, take pics of all of them and send a followup email attaching the pics regarding anything we spoke about upon moving in. There are often defects that I don't mind, but also want to be sure not to get penalized from my security deposit when I move out. It also lets them know that you care about the property and will probably take care of it. And it should also let them know that they shouldn't try to pull any BS on you. Although, can't really be sure how thick of a skull you might be battling.
I've had good experiences with my landlords over the years in both Bangkok and Chiangmai. Sometimes it takes daily reminders for a week or two to get something done, but if you squeek politely and often enough, it gets done. Smiling, being friendly and happy and appreciative goes a very long way in all of these things. I have always gotten 90%+ of my security deposits back. They deducted a little for cleaning sometimes. I've had TVs, bed frame, mattress, chair, desk, water line, all repaired or replaced at no cost to me. A DVD player that broke wasn't replaced, but I wasn't charged anything for it.
I caulked the sink in my present place since it was obviously not sealed to the counter and water would get under and rot the cabinet eventually. I asked the landlord for permission first. They were thankful.
Be a good neighbor/renter and most likely you'll be treated likewise.

Off topic a bit, arn't we?  Or live next door in a house?????  In that case you must live on your own in the countryside. Near all those damn mooing buffalo's and "Te reo"  Gawow birds.

The very original post from the OP stated his Condo was SOLD as fully furnished, now this N dictates to me that he BOUGHT IT and is not renting it, if this is the case, then the OP has no claim against the seller as his advertising was right FULLY FURNISHED.
