Looking to rent / buy Shop House Pratumnak Hill area

Hi there

My wife and family are potentially looking to buy / rent a shophouse in the Pratumnak Hill area. This will be to consolidate family members in a single location (down in Yala at the moment) - but my sister in law and two nieces have lived there for 3 years already so know the area quite well. Obviously prices will vary considerably  reflect size , condition , location but just so we can get a ballpark figure and range can any of you guys with experience of this offer any insight. Any replies will be most gratefully received. Advice or insight on other Pattaya areas would also be helpful.

I have come to the conclusion after 15 years of holidaying and briefly working in Thailand - that Pattaya offers the best climate , cleanest air, good business opportunities and an ability with the baht buses to get around easily and economically and is a growing city. If only Chiang Mai was by the sea that would be our first choice - but it isn't and the haze would be too much to stand. My 8 year niece moved from Rangsit where she had lived for 7 years to Pattaya and her health has improved considerably with much less illness than she had there - so we can see the results for ourself. Please no Pattaya haters or unhelpful comments.......

Also realise that the best way to find places is to do the footwork regularly in places of interest and take down numbers from ads on properties / lamposts and get the wife to ring.  Thai property sites on the web are a nightmare of old and fake listings and seldom helpful.

It looks like there's 6 blocks of shophouses currently under construction on Thappraya Rd, on the South side of Buddha Hill that will likely soon be looking for tenants / buyers.

There's also a couple of units down the bottom of Soi 4 that are for sale / rent, 1 quite large (maybe 4 units) that used to be a restaurant and 1 double fronted.

Lots of shop houses available both new and old in that area...as already mentioned. Footwork pays dividend in the long run. The ones available all have banners with phone numbers.

Btw Pratamnak is not that good for Baht Busses....especially if you are down the hill near the sea.
