March 11, 20179 yr My wife (Thai) has become quite keen on a development currently commenced/under construction by the Everland Group (Bangkok Riva Dev.Co.). In particular the block described as "Politan Aqua", expected completion 2020. Would be for our (2 people) use for short and/or longer stays when in Thailand rather than with relo's or hotelling. Before we get too involved/excited just wondering if anyone has : a) Any experience with/knowledge of the developer. Any comment on the location (very personal and/or subjective of course). c) Any other thoughts/comments . Appreciating any thoughts/comments/advice. Cheers
April 14, 20178 yr We purchased 1 condo in the Aqua on open day a high level number 3 30sq, was about 2.8m baht. My thoughts where there is a lot of units being built. Phase 4 has over 2500 that's not even including phase 1 but for a new condo it has good river views and price is cheap and the amenities are really good. We stayed in a hotel just around the corner to check the area out, at the moment there's nothing going for the area except the river and bts, but we want it long term and that could be a good thing as in 10-15 yrs the area has a lot of space for development. We will rent it out for 10-15 yrs until we move there. The rent will be around 10-12k baht. The manor 500meters further down the road new building too people are asking around 10k rent. 2nd hand condos seem to about 1.5 to 2 mil baht. So over paying for the aqua condo by about 1mil but have a view and new and don't need all the money for 3 years so that suited us. I have reasons why I choose unit 3 location but will be too long to write. Sent from my MHA-L29 using Thailand Forum - Thaivisa mobile app
April 15, 20178 yr Author Very interesting to read your comments RowdyAlpha. We had a friend research for us and also viewed on open day for us. We haven't purchased at this stage, it seems as though it is going to be a very big development when finally finished. It also seems to be a good location near the BTS and the river. Might have a look ourselves when we are in BKK in a few months time.
April 15, 20178 yr I'm more worried about the management of such a big complex than a big flood every 5 yrs. Worst case scenario is a special levy which is easy to gather a large sum with so many units. I think it's still worth it for the view and how much it costs for a new block, I'm not willing to outlay 10+ mil baht for similar things in a better location.Sent from my MHA-L29 using Thailand Forum - Thaivisa mobile app
