best value condo for 13,000 - 16,000 thb/month?

I've been living in Bangkok before for 7 months just 30 m from BTS Krungthonburi.

Was paying 15,000 thb/month for a modern 2014 built condo. It was 1 bedroom, about 30 sq m, enough for me as I live alone.

 

I was somewhat satisfied, just some minor cons:

- no decent sit down restaurant within walking distance. By decent I mean cheap and good thai food. Natheetip was ok, but a bit pricey.
- just slightly too far from BTS Siam, as I would go there at least 3-4 times per week.

I will live in Bangkok again from September for 7-8 months. I know most condo owners want 1 year contract, but I always manage to get for 7-8 months. Looking for a better value condo than what I had before for 13,000 - 16,000 thb/month.
I was looking at Surasak - Chong Nonsi area, Phayathai, OnNut and Pra Kanong, but haven't found ideal option yet.

 

Ideally the preferences would be:

- the closer to Siam or Ekkamai/Thong Lo, the better.

- the closer to BTS or MRT stop, the better
- modern condo

- some good thai food around within walking distance

Maybe you guys were in similar situation and could recommend something?
