So I have a one year retirement visa and plan to leave Thailand for Viet Nam end of month. I will have moved out of my apartment so upon my return will have no address to report. When I return will I have a problem at Immigration?  And what do I need to do about the TM30? Thanks

First, make sure you have a re-entry permit, otherwise you will loose your Visa.

Second, on return you fill the TM6 and put the address of the place you are going next (hotel, friends or whatever)

Third, the TM30 would have to be filled in by the hotel (they do it automatically) or your friends (you will have to push them and bring the TM30 to immigration)

When you return and find a place to stay will it be a hotel? If so they report. If you get a house/apartment/condo landlord is supposed to do TM 30. You would do a TM 28.

Also, some one told me when he went to renew his one year visa his landlord apparently did not fill out the TM30 and they would not renew his one year visa until the landlord came in and then he got fined.

When I come back I plan to stay in a guesthouse but which one not sure. Do I need to know before I re-entry or can I just tell them I plan to stay in a hotel?

You will need an address to put on TM6 arrival card when you enter the country.

It depends upon the immigration office you do your extension at. Some are not as strict on the TM30 reporting as others.

So it seems to me the trick is when you do your renewal to make sure wherever you currently live that they filled out a TM30. How they would even know at Immigration is beyond me.

As possesor of house/condo you rent if your landlord wont do a TM30 and some wont. You can file it with immigration.

As for address for TM6 on way in look on booking.com for a hotel in area your staying in and use there address. Once you find accommodation they will report you there anyway

For the first time when I entered a coupe of weeks ago he started asking questions about where I was staying on the TM 6 I had put the hotel name and address but for some reason he was questioning it.

I have trouble fitting my condo address into the space allotted on the TM-6.  I was once also questioned about the address, and the IO was pleased when I handed him a business-card from the condo, which he could use to fill in the form on his computer.

It was like he didn't recognise the name of the Hotel so was questioning whether it was correct or not. I reiterated the name a few times and he accepted it. Point being they are now obviously paying more attention to where people are staying or say they are staying. It's not happened to me but I've heard people also say they want to see a current phone number of the residence.
