a lot of the newer build 'loft' style condos with duplex aren't actual duplex in the deed, the sq. m on record will be of one floor only, and the second level is actually classified as 'furniture' like bunk bed, these loft/duplex room will have same floor space as non-duplex room below, if they were to only use the floorplan sq meters, it'd be unfair as they actually have more usable floor space

Second Bank Account.
digbeth replied to NoshowJones's topic in Jobs, Economy, Banking, Business, Investments
I doubt the likes of SCB or Bangkok Bank and even KBank would fail before the government bank, the 1M Baht guarantee is for a very hypothetical situation, if it comes to the point that the main commercial bank needs the bailing out, your money in Thailand'd have been quite devalued long before -
either the road has a separate chanote, then all 7 owns a share in company owning the road, this could make thing like utilities easier too if the electric company makes you pay for extending the power pole into the back plot or you could hold on to the chanote to the road, but potential buyer of the plots would be weary of the status, I've been in situation where they 'developer' has mortgaged the road and technically could build anything on it later on or the road is in the same plot as one of the plot, then record and easement for the other six into the chanote

New Honda Click 125 - how many keys should I get?
digbeth replied to Alldar's topic in Motorcycles in Thailand
I've seen case where in order to get a lost key reprogrammed, without the barcode tag present, they don't even bother and proceed to order the whole ecu new to the tune of 3-4,000 baht -
New Honda Click 125 - how many keys should I get?
digbeth replied to Alldar's topic in Motorcycles in Thailand
if it's keyless fob, you only got one from the factory, make sure you take care of the barcode on the keyring, it's needed to program another key in should you need a second fob or lose the original -
You only watch them stay 'stationary' on the app, they don't actually show up to your location, some even drive in the other direction away from you even

Try hailing a taxi in front of popular shopping malls.... the rank full of taxis and tuktuks blocking traffic that's conveniently ignored by the police would be evidence otherwise

if they cancel, they lose 'reputation' with the company and would get less job sent to them, so they'd lie and say their car broke down or whatever

What's going on with Major Ekamai (Major Cineplex Sukhumvit)?

It's not upmarket anymore with Emquartier just up the road It'd be quite telling to see if over half the showings are Thai dubbed instead of subtitled which would indicates a lower income -working class clientele -
Can probate be carried out -without the need of a lawyer?
digbeth replied to Delight's topic in General Topics
I've seen case where the prosecutor office (must be where they have the equivalent of legal aid) help Thai family get estate executor appointed without need for lawyer, they just need a few fee like for the advertisement on court paper of the court date, and on the date they just read out the case in court, no body turns up to contest and it's done. the wait was long like 6-8months though -
3-4000 sound like replacing the whole ecu, which is required for case where you don't have the original keyring with the codes on a small card required to program new key to existing ecu

Non-Buddhist households: What about monks' alms, spirit houses?
digbeth replied to henrik2000's topic in General Topics
as far as your standing in the communities, maybe the village gossiped if you don't offer the monks alms.. but it's in private I find that turning up to the big temple festival once in a while is good to satisfy the aunties of the village and they'll mention that they saw you at the temple for years, neighbor's funerals and such is attended as needed of course -
Importing a car into Thailand (let's assume it comes in overland)
digbeth replied to SGD's topic in Thailand Motor Discussion
if you're looking for the 1% solution.... you can either: set up a company in the UK with low volume 'kit car' that can register the car as 'new' in the UK, then import as a restomod 'new' car, this is a known route, Maybe you could set this up from neighboring country instead or keep it garaged in border town in Cambodia or Malaysia, drive it in temporarily, Limit is six months total per year time spent in Thailand, so two cars ought to cover it -
Transfer money by Phone app.
digbeth replied to Peterphuket's topic in Jobs, Economy, Banking, Business, Investments
yeah, but another phone using its camera to take a picture will have limited access to the phone with the banking app open, plus the user will have to be actively doing that, vs something running in the background recording the screen and sending button presses on the compromised phone -
Transfer money by Phone app.
digbeth replied to Peterphuket's topic in Jobs, Economy, Banking, Business, Investments
screen capture is not allowed as it's one of the method scammer use to take control of the accounts, normally the app will save a receipt of the transaction in their own picture folder for you to send to the recipient -
in most DLT, after three years of non-payment, the vehicle is 'off the road' and you are supposed to surrender the plate and logbook, to get it taxed and legal again you have to re-register on a new plate plus any fines and back taxes of the three years. you would need some 'convincing' for the DLT staff to jump through hoops to re-use the old number plate if it was special to you you can also voluntarily surrender the plate and stop paying any taxes earlier than 3 years

Did the first 'service center' put the detail of what they did in the service logbook? Honda also has their online system for each bikes, if the dealers used them, the 2nd place you went to could have checked that or you could have told them that you were already charged for oil change last time.... or did you even went to the same place? if you showed up with no logbook and don't tell them anything and they see the change oil light on, of course they're gonna charge you for a full service unnecessarily

Condo: Landlord Bankrupt - What's Next?
digbeth replied to Sluglord's topic in Real Estate, Housing, House and Land Ownership
Even if the court ordered the condo be sold(auction) to recover the cost to the bank you have plenty of time to stay and might be able to work a deal with the new buyer even -
the forza has service reminder light, maybe they forgot to reset that or don't know how or that it need to be reset when you had the oil changed

the garage sends their inspection report, with video of the test to the DLT so that they can't just test random car, but looks like they only keep it for a couple of weeks, cause if you went to pay for road tax later than the date on inspection report, the inspection you'd done is no longer on file and you have to have another one done. But I think you are suppose to return to the same garage in case you failed, subsequent test is then half priced, if you go to other garages you have to pay full price

How to negotiate repairs in no-fault crash
digbeth replied to cheeryble's topic in Thailand Motor Discussion
the compulsory 'por ror bor' third party only covers injuries, not damages to vehicle or property even if the OP had first class insurance, his insurer will be going after the kid for damages
