  1. a lot of the newer build 'loft' style condos with duplex aren't actual duplex in the deed, the sq. m on record will be of one floor only, and the second level is actually classified as 'furniture' like bunk bed, these loft/duplex room will have same floor space as non-duplex room below, if they were to only use the floorplan sq meters, it'd be unfair as they actually have more usable floor space
  2. I doubt the likes of SCB or Bangkok Bank and even KBank would fail before the government bank, the 1M Baht guarantee is for a very hypothetical situation, if it comes to the point that the main commercial bank needs the bailing out, your money in Thailand'd have been quite devalued long before
  3. an easement is and agreement between two landowners giving access through their property, it will be recorded on the chanote and at the land office simple one would be giving access to the 'landlocked' plot in the back of your plot say, a road certain meters wide through the plot owned by you
  4. either the road has a separate chanote, then all 7 owns a share in company owning the road, this could make thing like utilities easier too if the electric company makes you pay for extending the power pole into the back plot or you could hold on to the chanote to the road, but potential buyer of the plots would be weary of the status, I've been in situation where they 'developer' has mortgaged the road and technically could build anything on it later on or the road is in the same plot as one of the plot, then record and easement for the other six into the chanote

  17. screen capture is not allowed as it's one of the method scammer use to take control of the accounts, normally the app will save a receipt of the transaction in their own picture folder for you to send to the recipient
  18. in most DLT, after three years of non-payment, the vehicle is 'off the road' and you are supposed to surrender the plate and logbook, to get it taxed and legal again you have to re-register on a new plate plus any fines and back taxes of the three years. you would need some 'convincing' for the DLT staff to jump through hoops to re-use the old number plate if it was special to you you can also voluntarily surrender the plate and stop paying any taxes earlier than 3 years
  19. Did the first 'service center' put the detail of what they did in the service logbook? Honda also has their online system for each bikes, if the dealers used them, the 2nd place you went to could have checked that or you could have told them that you were already charged for oil change last time.... or did you even went to the same place? if you showed up with no logbook and don't tell them anything and they see the change oil light on, of course they're gonna charge you for a full service unnecessarily
  20. Even if the court ordered the condo be sold(auction) to recover the cost to the bank you have plenty of time to stay and might be able to work a deal with the new buyer even
  21. the forza has service reminder light, maybe they forgot to reset that or don't know how or that it need to be reset when you had the oil changed
  22. the garage sends their inspection report, with video of the test to the DLT so that they can't just test random car, but looks like they only keep it for a couple of weeks, cause if you went to pay for road tax later than the date on inspection report, the inspection you'd done is no longer on file and you have to have another one done. But I think you are suppose to return to the same garage in case you failed, subsequent test is then half priced, if you go to other garages you have to pay full price

  25. the compulsory 'por ror bor' third party only covers injuries, not damages to vehicle or property even if the OP had first class insurance, his insurer will be going after the kid for damages
