Selling a house - use realtor or post online self?

Wife is looking to sell our house so we can move inside Thailand, its in a gated community in Bangkok so until now only has a sale sign on it seen by community and friends.

 

** Should we go to a realtor (are they any good - asking 3% if sale and supposedly do good sales pitch / pro photos?) or just take/post photos online ourselves? What web sites best for us to ad this ourselves? Its for a Thai market, no foreigners likely to apply as 100% Thai community area (apart from me!) so presumably ads in Thai language only?

Mention the word "commission" to the local security, cleaners, shop keepers, neighbours etc.

Lots of places you can list yourself, local buy and sell on facebook, Online buy/sell sites like Kaidee, bahtsold etc, or in the Thaivisa classifieds.

Thats the kind of info I was hoping for. Don't really know which are the best Thai sites. Wife will have an idea as well, but I'm away at work at moment. The bahtsold and this site seem more foreigner based so I don't see much point posting ads on these kind of sites. Will try Kaidee and see what else is about. Not sure a realtor who wants 3% will do much more than post photos on a web site as well.

Dd property. Teedin and others. Why not use an agent also, no sole agenxy here and only pay if they sell
