Huay Yai or Mabprachan, where is it better to stay around Pattaya countryside ?

Hello,

 

Anybody staying at Pattaya dark side a bit far from the crowd ?

It seems that Huayyai and Mabprachan are the best choice for someone who doesn't want to live with tourists and want to rent somewhere cheap ?

It seems that a small house can be found for less than 10000/month is the deep darkside ?

Please tell me how you feel about these areas.

Nongplalai living sh!ts all over 'lakeside' and 'badlands' living if only because it removes the crap and overcrowded roads from any equation. Consider it the "darkside del norte" with plenty cookie-cutter, bog-standard 3-bed, 2-bath villa properties in clean and quiet 3 to 8 year old villages renting from about 12000 baht and up.

Sorry but 12000 up is already too much for an old house in a cheap area.

I'm sure they are available for less. Why don't you do an online search to see what you can get for 10,000 baht?

You asked about a 'small' house in two disparate and rather large areas on the 'deep dark side'... wherever you think that is.

 

I gave you some details on actual size, age and cost in a more precise and altogether better location that mostly avoids one of biggest issues of dark-siding... the congested roads.

 

There are plenty 3 to 8 year old homes in these villages that benefit from a couple of things; quality construction and finish and a careful farang owner who looks after it. They are not by any stretch of the imagination "old" unless you are still stuck in the mindset of a Suksabai ghetto or similar rabbit warrens that run off Khatalo and Khanoi.

 

Up to you if it's too rich or new for your budget.

 

PS. I assume that you already know where Nongplalai is.

 

PPS. Huay Yai is already chock full of munters trying to "get away from it all". Try Silver Lake instead.

I do not care quality, I want cheap, and I am not going to die in a rented house, I just want to be far from she trash when I am around Pattaya.

 

I went everywhere and Huay Yai is totally empty, you must be a magician to find expats there.

 

You only find some  foreigners at Mabprachan and Siam country club.

 

I am still interested by a 10000/month rent maximum but cannot find anything on Bahtsold and Thaivisa classifieds service is totally dead.

You don't need help, you've already answered your own questions. Do you think the two places you mentioned have the only rental properties in Pattaya?

My friend was renting a small house on Natheekarn Park View, Mabprachan for around 9,000 per month, 2 bedroom, not a lot of garden, wasn't brilliant mind. So there are places available at your budget.

Unfortunately he has gone back to UK already, so cannot ask him for any contact details, maybe worth a drive around and look.

Hello neighbour......

Sukhumvit and Hwy 36 are pretty busy in our district......

Now that all the road construction is done I think near the lake should become more attractive.

Look a little better around, live for 14 years by mabprachan lake and it is mixed with Thai and a lot off farang, house rent 5000 Baht and up. I know  already 15 dutch people around me, and take a look by Tulip resort by Nernplubwan.

if you had some real money for renting a property you can live in pattaya far away from the trash you talk about.

Huay Yai: There's only really one main road in/through/and out. Access to one end is via Sukhumvit and is a struggle during rush hour and grid locked on most weekends. The rail-road 'bypass' isn't an option any more since 'those in the know' wishing to avoid Sukhumvit are already a big group. The Chinese tour buses taking their noisy retinues to a growing number of noisy, China-centric venues in and around Huay Yai don't make it much easier. The other end passes through the Highway 7 extension construction before emerging onto a busy 331 that merges with a busier 36 and then Highway 7 that has tolls to get on/off regardless if you are headed to Pattaya or Bangkok.

 

Mabprachan: Even less options for ingress and egress beyond the currently bottle-necked Nernplubwan, Khaotalo and Khaonoi alleyways. Soi Siam Country Club aka SSCC?.. don't even bother. So you have a nice loop around the lake but getting onto the south loop is buggered (see SSCC above) and since SSCC is buggered, the double-volume traffic on the north side of the loop via 3240 (waterworks road) and the aforementioned, overused rail-road bypass, makes for an exciting additional couple of hours drive into Pattaya... roundtrip.

 

As you see, good transportation is important for me and you may prefer a motorbike which is alright if you are experienced with the foibles of local highway derring-do and have good insurance. Knock yourself out.

 

Per my earlier post, Huay Yai is rapidly filling up and a whole lot of your potential neighbors will be from Russia (with all that this entails) but yes, compared with Mabprachan, it's like Arizona. On the other hand, Mabrachan is a Petri dish of farang subcultures. I consider that the small "county borough" of Nongplalai stands alone as being on the 'right' side of Pattaya for quick escapes north to Bangkok and east-then south to Rayong, Chantaburi, Trang and beyond... while still being 15-20 at most minutes from Pattaya. Beyond the odd elderly, early-morning walkers with ski-poles, that shout at dogs and scowl at humans, the neighbors are generally a nice sort as well.

 

Yes, there will invariably be some sort of 'small' and 'cheap' house to rent out there which will be excellent if you do plan on owning a large fridge/freezer for once-a-month stock-ups in Pattaya... or plan on eating the local stuff 24/7.

 

Bahtsold and Thaivisa are not the best and neither are most of the legions of 'estate agents' cluttering up their out-of-date websites with over-priced homes that are either trashed out, chock-a-block with the cheesiest Thai bric-a-brac or minimalist Index Mall. Most of these property shufflers are hoping to shift stuff around 20 k baht/month and up and won't list cheap 10 k baht/month hideaways as there's no money in it for them. Since you claim to have 'went everywhere' already, stop with the window-licking and go ask the security guards (if there's any) what's for rent inside and where permitted, take a drive around inside. Most landlords of whatever ilk, still prefer the word-of-mouth and hand-written placard on the gate or hung on utility poles versus an online property listing. The latter are mostly in Thai but I reckon you can work out your own get-around for that small issue.

Your best choice is Nongplalai because Mabprachan and Huay yai have a traffic problem to go to Pattaya ?

But if I have no reason or interest to go to Pattaya during rush hour, and if I can anyway sleep for free at Pattaya whenever I want, is it the same feeling ?

 

As much as I have seen, Mabprachan seems the most interesting to "feel the green", I do not have this countryside feeling on Huayyai and Nongpalai, but maybe I am wrong ?

 

Did you also say that there will be more traffic around mabprachan and huay because of the new Pattayo to Sattahip highway ?

 

Thank you for your confirmation, and yes, for now I have only been around all areas, but haven't asked much yet where to rent a cheap house.

In my humble opinion Maprachan is the better of the 2 choices. Huay Yai has little to offer, whereas Maprachan has some life as in good restos bars etc. Having said this you would need to pay me, to me to live in either place.

Actually, getting in and out of Mabprachan area has got a lot easier in the last few weeks and there are several options depending on where in Pattaya / Jomtien you want to come out, on the rare occasions that I go to Big C Extra for example, it usually takes about 15 minutes at say 9.30am on a weekday, it is all about choosing the correct route and time.

For the Jomtien / Theprasit areas, then you can use soi 87 / 89 and approach these from Horseshoe point, to go to say Huay Yai / Phoenix area, then cut across past the solar farm and so on.

I agree with you, but where can we find a list of villages with houses to rent ?

Thaivisa classifieds seems dead since it is not free anymore (how stupid is that ?)

Better to take a drive around the area and have a look at some villages. Normally there will be either for sale or for rent signs of the fences of houses that are available.
