I need a residence certificate to buy a condo.

 

Is this certificate a trivial thing or what is involved?

 

I entered the kingdom on a visa waiver and in the beginning I stayed for a few days with an acquaintance who helped me obtain a bank account by giving me a 12 month lease.

 

The original is with the bank and I only have a photocopy of it.

 

The photocopy is not witnessed, since the bottom part with the witness section was cut off by the copier.

 

After staying with that person for a couple of days I moved to a hotel like facility which was more central. I also signed a 20 day lease with the hotel owner because the rent was much better than the daily rate. Now I extended 10 days with a new rental agreement signed.

 

Will it be possible to get the certificate of residence on the basis of these documents? Which ones should I bring and show?

Some immigration offices will not issue a certificate of residency if on a visa exempt entry.

What is needed to get one varies from office to office.

You best choice may be to get one at your embassy.

I am applying at the Chiang Mai IO.

The Chiang Mai consulate can give me a certificate of residency stating that I am residing in Thailand too?

And that is easier to obtain than at IO and will be acceptable to buy a condo?

Chiang Mai immigration may do one for a fee of 500 baht. There is a separate office they do them at Promenada.

Most embassies and consulates can do one. One from them would be about equal to one from immigration.

What rental agreement do you think I should bring (see OP)?

Is there an electronic cross referencing system in Thailand or could in theory anyone fill out a rental agreement and ask a buddy to sign it?

Or is it not even necessary to bring a rental agreement?

I would use the rental agreement for the room you have rented now.

There is no checks made of rental agreements. But normally immigration wants a copy of the owners house book and ID card attached to it.

I am not sure what Chiang Mai immigration want to do a certificate of residency.

As far as I know the ones from immigration expire in 30 days. 

One from your embassy or consulate would not have a expiration date.

Just to double check for clarification:

When you say "your embassy" you mean the embassy / consulate of MY country in Thailand, and not the Thai embassy / consulate in my country, correct!?

I have contacted my consulate in Chiang Mai and they told me that they can no longer issue such certificate of residence, only the Thai immigration office can do so.

 

That is really a bummer, since I need more than 30 days - which is the validity of the CR by IO - to finish my condo matter.

There are few that will not do the certificate. Is the consulate a official one or a honorary consulate. A honorary consulate may not be authorized to do one. 

You should be able to get one at immigration.

Hm, a TV member from Chiang Mai experienced in real estate told me that I need this certificate for buying a condo.

 

Would other people from Chiang Mai have different experiences/knowledge?

Is the consulate a official one or a honorary consulate.
