Flat tiled roof : Any Tips for leaks ?

For my first attempt I was thinking of doing a Sikalastic strip (two coats with the tapes in between) on top of the tiles about 10cm high up the walls and 10cm wide on the floor ie cover one tile...

If you lay the Sikalastic on top of the tiles you raise the possibility that water will at some point get under the tiles somewhere (anywhere)  else on the roof and find it's way back to the original leaking point, it would be far better to lay the sealant on the concrete. If however, you do decide to go that route, make sure the Sikalastic can be used on tiles, polished surfaces may not provide adhesion.

 

If it was me I'd cut out a strip of  tile about one foot wide, all the way around the roof and apply the adhesive directly on to the concrete surfaces. Again, an angle grinder, a straight edge and a chisel will make quick work of all that. After that I might wait and see how quickly that slight gulley drained of water before deciding whether to replace the tile or not.

It was a shop house in the old days (20 years ago) but then gutted 10 years ago, concrete planks are used internally. Roof in question is a concrete slab.

 

I'm thinking Sikalastic Roofseal the edges all the way around and see how it fairs over the next 6 months !

If not OK then yes I'll be ripping up the newish (expensive) rooftiles, thin layer of (waterproof ?) cement then sealant such as Roofseal ...

 

Just wish there was a Contractor who specialised in this !

When I use the word planks or pranks, sorry about the spelling but I really mean slab. I used the roof seal and after time the building shifts, can't see by the naked eye that creates the cracking from the seal, you might want to try using some sheet metal flashing about edges.
