Selling my condo from overseas - possible?

I have just returned to Australia for several months and cannot come back over that time (for strict tax reasons in Australia).  I was trying to sell my condo beforehand without success.  

Now I have received an email from an agent who had  a client who was unable to come up with full payment for my condo before I left.  Now she claims that the customer finally has the money and wants to buy it now.  

 

My questions are: Is it possible for me to do this from overseas?  Has anyone else had experience in this?  

 

I am assuming I would need a lawyer that is trustworthy and I would need to sign over a Power of Attorney for them to proceed on my behalf.  The other issue is that I am in possession of the Title Deed (Chanote) as I assumed that I would have to try and sell property again when I returned.  So I would need to Air Mail it - probably by FEDEX express registered mail or similar.  That is a risk in itself.  

 

Any suggestions would be appreciated.

So I did this I’m America, I had to give specific power of attorney to either my mother or the agent. It is very specific and they couldn’t change the deal only accept the final deal. I never met the person that bought my condo nor the agent selling it. I did have to get some docs notarized at the embassy

Simple to do. Agent sends you basic POA and you have legalized at Thai embassy or consulate, they do by mail. Done it a few times. You can also authorize a friend as go between you and agent, if u don't feel comfortable with agent direct. Landoffice very familiar and easy with this. MS>
