Without getting intotoo much detail Ineed some help.

 

I am renting a house in Rangsit and I am the first Farang that she has rented to.

 

What is the procedure for her as far as registering and reporting me.

 

Does it cost her anythng. 

 

Any help is greatly appreciated

I was in the same situation as you, renting a house in Nonthaburi and first time let to a farang.. 

 

You need a copy of her ID card front and rear, crossed and marked in Thai, for Immigration purposes, and signed by owner. Same with a copy of owner's House Book, crossed, and signed by owner.. 

 

Form, Name of Aliens in Residence, you complete the form and have owner sign it, and finally form of Notification from House Master, Owner or the Possessor of the Residence where Alien has Stayed.. 

This form needs to be completed by the owner.. 

Take the two forms and photocopies of house book and owner ID card.. Make certain that all four have the owner's signature on them.. Easy peasy..

If you are on a Non-Imm visa and do 90 day reports, you could wait for your next report and submit the forms mentioned as well as your TM47 and date all as your report date.. IO don't require a copy of lease, as long as you have reported your new address..

no you dont need any of that paperwork!

you dont need to do anything about TM30

the owner has to report you there in 24 hours.

that is it

I have rented loads of houses, I have never done a TM28.  Never had a problem.

In Chiang Rai, the owner can even do it by text.

I went for my 90 day reporting, and had to pay the landlords 800 baht late reporting fine before they would proceed.

Is the receipt you got for the payment of the fine made out to the name of the person to whom you refer as the landlord?

Sorry for the stupid question but what do you mean by "crossed".

Is that like an 'X' or line drawn across the ID or Book, and what is it for?

 

I provided only the ID and House Book WITHOUT owner signature (or cross?) and have not had a problem using it at Jomtien.

 

Having said that, I have read of other onerous IO's requiring the signed versions as you indicated, especially if owner is falang.

I suppose different IO have varying procedures, but a diagonal line across ID card and House Book photocopies with a notation by the landlord "for immigration purposes" and each copy signed by landlord/owner, so the copies cannot be used for any other purposes..

Boy, I am glad I live in the Philippines and only go to Thailand for holidays now.
