Are there any Leasehold villa properties in Hua Hin?

Not sure if I should be posting this in the real estate forum or here but I'll try here as I'm sure it has the most readers from Hua Hin.  What I would like to know is if the villa properties that I see many of are freehold or leasehold (available for a foreigner to purchase on top of leased land)? 

I think many are using the company set up method to buy houses there, but even some of the condos are leasehold...terrible investment imo.  A friend is selling his house at Takiab...it is about 12 years old on 102 wah, with a lap pool.  About nine million.....it is free-hold.  The street is all farang.
