Although not on Soi 6, it's interesting they are trying to sell a couple of their bars that have cheaper rent.

I see it in the Central Mall in Pattaya. More and more shops close. With the sellers at the food courts I really feel pity because there are not many customers. At the same time I ask myself if the food is still fresh. There is only little turnover. Does anyone know the situation in Terminal 21?

Corner of 3rd? Always puzzled me as not a good area for tourist foot traffic and a hopeless place to park near, unless one was aware of a bit of space at the back.

Yes, i always assumed it was funded by a falang so kept open even though mostly empty always

Having to go through a security check to get to Centrals food court puts some people off including me..

 

Also.....

 

The prices in the new food court are really over the top for a food court......They wanted to make a Hi-so food court and get rid of all the cheap charlies looking for value food..

Well they got rid of the cheap charlies alright and just about everyone else too....lol

 

Sorry I am not paying 60-70 baht for one small slice of pizza......

 

The food court was pretty much packed with people at all hours from the day they opened until the remodel.......Hey geniuses IF IT'S NOT BROKEN DON'T FIX IT...

The security check is gone now. You can enter from all sides like before Corona. But the rest is exactly the same what I think.

As I said in another thread, if you took the banks and telecommunication shops out of Central, pedestrian traffic inside the mall would be so low, they may as well close the doors.

What shopping centers don't have banks and telecommunications shops bringing customers in? You might as well say if you removed the food court and clothes shops there'd be less customers as well...

The point I'm making is, many of the people going to Central are going to the banks or telecommunication shops.  You usually have to take a number and wait in a queue. That's how many people go to these in Central. 

 

Banks and telecommunication companies pay rent, just like any other tenant in a mall, but if you were to subtract the customer numbers going to the banks and telecommunication shops from the total visitors numbers walking through the doors of Central for the day, you would see they bring in a lot of pedestrian traffic in the mall.

 

Banks and telecommunication companies offer a service.  Many of the pedestrian numbers go to Central for this service.  It's not like they are combining shopping with banking and picking up a new mobile plan and having a meal.  They go to Central, go to the bank, and leave.  

 

To clarify, take the banks and telecommunications shops out of Central, and you would see very few people walking around in there.

Because you promised Central would then close. Then the demolition can begin and the plot can be returned to it's natural, beautiful state: beer bars at the beach. It is the source of all evil, the dark magnet that sucked in the BKK hordes and diluted the density of punters to the awful, awful state that it has been since the end of the Happy Days.

I never promised Central would close.  if anything, Central would be my first pick for a casino fit out in the future.

That's your negative opinion, which seems to be the same everywhere you post (pre-covid). According to you Bars and restaurants must close as no money in it, now you think Central only survives because banks and phone shops. Why are you even in Pattaya if you think everything is such a failure and doom & gloom?

Given all bars are underperforming at the moment, and will be for the foreseeable future, wouldn't you sell the underperforming bars with the biggest rents?  The two bars that have higher rents than their yields would justify.  

 

I know their goal is to own every bar on Soi 6, but a little diversification is a good thing in business.

I have openly admitted I am in Pattaya for the nightlife.  That's it. 

 

Other things like climate, proximity to the capital city, and regional hub airport, are also handy. Also good medical is available, if needed.  

 

It's not a negative opinion if it's backed up by statistics, or observations. 

 

Stand inside the main doors and view who walks in.  You can pick the expats and local Thai's, who make up the majority.  They are straight up the elevators and straight into the banks or telecommunication shops.  Some are just taking an air conditioned short cut from Second Road to Beach Road, or vice versa.  

 

How many do you see go into the shops?  

 

I have never said bars or restaurants MUST close, but have questioned their viability, as many others have.  prior to the virus, many were for sale or closed, hence why I started this thread.  

 

This past high season was the lowest high season I have ever seen for western tourists.  That was my observation.  It was confirmed by speaking with business owners, and other longer term expats. 

 

How did you view the past high season?    

 

I have often said, we all have a vested interest in seeing a prosperous local Pattaya economy, for whatever reason we are here, because if it's not prosperous, we may lose the reason we like being here in the first place.

Just a shout out to my favourite bars that have been deprived of my money this year, hope they are still open ????

 

- Bodega Bar and Wonderful Bars on 2nd road

 

- 5 star bar on beach road

 

- LK Metro: all of it but mainly Metro Bar (with Golf Club food) and Irish Rovers (and the bar on corner of soi buakhao with live bands..name escapes me). 

 

- Hot Tuna bar in WS for the live bands (after copious 39 baht beers in ibar across the road ????

 

- retox game on and triangle bar, a little apart but nice walk down soi honey ????

pandemic aside,pattaya was doing ok,then about 12 years there was a massive influx of russian tourists,the tat bent over backwoods for them,then they disappeared,then the indians,then the new kids on the block the chinese,then corona,before that it was the farang monger who was the mainstay of the lower end bars,gogos,restaurants etc,however the. high baht and forthcoming depression will not do pattaya any favours if we finally get over this pandemic.

Like I said, if you think Central is quiet, take the banks and telecommunication shops out of Central and see how many people walk through the front doors.

That makes it clear. I am not in Thailand at the moment so can't comment properly in the COVID 19 situation but thanks for the clarification.

 

In pre COVID times I don't think many people bought anything. I always thought it was used for the free air con.

It's not just Central, Terminal 21 most people go for food only, shops are mostly empty, retail isn't good in Thailand, generally overpriced goods which can be bought cheaper abroad

Soon Centrals food court will be looking like the Avenue food court if tourist dont return...They raised the price of most meals to 200-300-400 baht just in time for Covid...

 

I think you can still get Cow-mon-guy for under 100 but that's pretty much it....
