My friend has a house subject to a 30 year land lease and is in the process of selling it.

At the point of sale the land is to be transferred into the purchasers Thai name.

The current Thai owner who holds the Title Deed (Chanote) has left Thailand and all contact has been lost with her for several years.

Would it now still be possible to complete the reregistration at the Land Office?

Nah, he doesn't control the land. Leases can't be transferred.

 

After the lease expires the thai who owns the land title can do what he wants with the property.

 

Totally irresponsible these kind of setups.
