Many thanks for letting us know, I was beginning to be scared of the family destination reputation and guests swimming in dirty water, i.e. all those fish would sh*t somewhere, and where exactly is that "somewhere"...????

With these deals need has nothing to do with it.

 

Some one sees profit to be had.  Tax payers beware........

To add, one block over is Soi 6 which I guess is kind of an eye sore for families or upper level tourists wanting to stay/live at the Marriott property.

     Take heart.  Depending on when it gets started, it might be done sooner than you think.   Private industry, unlike the government, can move pretty fast.  Seems like just yesterday that The Edge and the massive Grande Centre Point 2 were breaking ground.  Now, The Edge is done and GCP 2 is well along.  Ditto for the new hotel across from Central Festival and the one going up across from GCP 2.   

     I find all the development to be a positive for Pattaya--including this new project.  And, Pattaya can still draw a crowd.  I'm sitting on my balcony looking at a very busy Beach Road--it's been that way since early afternoon.   Once it opens, the new parking garage at T21 should help matters some with big events.  It's nice to see the activity.  The hotels all looked like they were doing a good business last night--also good to see.

Who ever builds something that big in Pattaya had better make sure they build in the following systems:-

 

Desalination plant to produce fresh water 

Waste water treatment plant with discharge to sea

Waste processing and disposal facilities 

Sea wall and flooding defences

Electrical generation plant

Helipad to transport customers by air to avoid the grid locked roads

On site security, emergency and medical services and emergency helicopter evacuation

Air Purification and Bio hazard screens to prevent contagious pathogens from entering the building from outside

Anti Kmoy electronic screening on all entrances

Separate VIP entrances and spaces for "people of influence" and politicians to avoid contact with general public

 

Because there is NO WAY Pattaya City Council can provide these ! ????

I agree that for Convention hall read "gaming floor". The first of many, I would say.

 

Let's imagine for one moment this gets built, and is successful.  Shops, hotel, restaurants, nightclub, bars etc - all busy.  

 

What about the other shops, hotels, restaurants, nightclubs, bars etc in Pattaya that they send broke?  

 

It's one thing to look at a development like this and think Pattaya must be a good investment, but only IF it's a success, and even then, it comes at the expense of other investors that invested in other developments, who lose their money.

 

They keep cutting the pie into smaller slices here, and cheap Chinese, Russian and Indian package holiday tourists do not eat pie.

If you're going to build, build big.

 

It'll look better than the old closed hotels that presently blight that corner.

 

Anyone remember the one that used to be like 5 star.  Off course it would look dated now.  But it was quite nice 25 years ago.

This is only for 2 days / nights.  

 

Even if Pattaya hosted big events every weekend, post covid, for the Bangkok Thai's, that only makes Pattaya busy for 96 days out of 365 days in the year.  Does that pay the bills?

Once again, events would have to be held every weekend, and even then, does being busy 8 nights of a month even cover staff salaries?

 

Who pays to host the events?  Can city hall afford to keep hosting?  Do they even care?

The beach restoration is free for these domestic tourists. 

 

Are there enough domestic tourists to see that most hotels, guest houses etc survive?  As you said, "all the nice new hotels that have been built - large and small."  What about the older established hotels?  What about their investment?  

 

This is my point.  Build a nice new hotel, no matter how big, or how small, and it comes at a cost to smaller, or larger, older hotels, because there is just not enough tourists, domestic and / or international, to fill them all, and, they keep building more.  

 

So whilst you see lights on in the hotels you mention, would you care to comment on all the hotels where you didn't see lights on, or do they not count?  Do you have any sympathetic words for those business owners?  What will become of those businesses and buildings?  

 

As for Pattaya being an attractive destination for many, look at the beach and the ocean water.  Hardly attractive, is it?  Pattaya is famous for its adult nightlife.  The fact that they mislead Chinese and Russians that it is a tropical paradise is another conversation.

Ok, but at what cost to established buildings / businesses?

 

One big new shiny building / business is built, which sends 10 other buildings and their businesses broke, do yo say Pattaya is booming? 

 

What about the vacant buildings this will cause?  Hardly an appearance of a thriving Pattaya economy.

It is "perhaps" or is it "benefit of other businesses?" 

 

Question:  In your opinion, just how many condo's, malls, hotels etc is the right amount for them all to survive here?  Do you think the saturation point has been reached, is near, or is nowhere near?     

 

I think back to the 2019 high season, and all was not well here.  Post covid, why would it be any different?

I've visited  2 water parks one in Hua Hin the other in Cha Am the Hua Hin was well set out not many rides to choose from but the were more or less of Western standard the 'beach' pool was acceptable however it's really only affordable to Westerners and HiSo Thais.

The other whilst cheaper, as such had a lot of Thai kids running about and the slides weren't working properly (insufficient water being pumped through).

Therein lies the problem with these type of attractions in Thailand,  (a) They don't have properly trained staff. (b) They won't pay Western rates to have correct maintenance performed.

Then of course there's a little thing called infrastructure.

They can flout as many fancy flyers as they want but the bottom line is ...It won't work.

So they want to bulldoze the old, quaint stuff and make it look all western, overpriced and lacking in any character?  I liked that area 20-40 years ago.
