Popular Post AlexCanada
My girlfriend is looking to buy a new house in Pattaya concentrating in the Khao Talo area. She is looking at new builds around the 2 or 3 million mark. From your experiences how much is a Thai girl able to get off the list price for a new house? Builders offering her 100,000 off without negotiating. I'm sure a bigger discount can be negotiated but how much?
Popular Post Leaver
The question really is, how much can YOU negotiate off the list price with your girlfriend. ???? 2
Popular Post KhunLA
Same as everywhere, simply offer what one is willing to pay. It's Buyer' Market, or should be.
Popular Post mstevens
My sister in law managed to get almost a million off a house in a new development in Bangkok which she bought early last year. Asking price was 8.8 million and she ended up getting it for 7.9 million baht. She's in sales herself and obviously knew how to go about it. 2
GrandPapillon
don't expect more than 10% on low cost properties, so maybe 250K or 300K THB max if they are desperate enough
Will B Good
Had a gf once who was asking for a mortgage. The bank manager offered her 1% off the standard rate....if she......might be worth a try,
Popular Post jaygino
If new house, go directly to the Developer rather than an agent. This will save the Developer the Agents fees and you will be more likely to get a better discount. 2

They would rather have a property empty for years.. Capital gains, seldom happen in Pattaya, so it's essential, to buy well...

How can it be that a Thai house made of thin concrete slabs costed more then a decente build european house. That needed more materials then the Thai house. House is price of the landlord and then building of a building. And this building of a Thai building does oat more then a Europe an building in Germany, Belgium, The Netherlands? 1
Klonko
Opposite to us newly built house empty for more than one year. Price inreased by THB 200k and sold. Good location and wealthy developer. Thai must be under real financial pressure to lower prices, else they just wait.
Popular Post BTB1977
Her house, her money. Stay out of it 100%. If she has that much of her own money just set back and watch it happen. No need for you to get involved. 2

Vendors know that. If they see a farang involved, they will hold out for more money. Same in the local markets here as well.
Sunnny
Since you pay for “her” house there is no any point for her to negotiate. So the answer is: zero, nada, nothing.

Adumbration
I bought the place I am currently in at a 60% discount. I just made an offer and stated I was willing to go the land office tomorrow. I always make an offer on the basis that the seller must pay all taxes and fees. I just show up with a cashiers cheque and that's it.

Peterw42
This really is a "how long is a piece of string" question. Try and do some research for the area, actual sales for similar properties etc and start from there. In the absence of actual sales date, asking prices mean nothing, they can literally be 2-3 times what the property is worth, and just based on the stupid price the neighbor is asking.
Popular Post ivor bigun
My wife as well as our sons girlfriend has been in the property business, also i have bought and sold many in the UK ,here in Thailand ,ok they may try a higher price if they see a falang ,but as soon as you start the bargaining ,it makes no difference what nationality you are ,if they want to sell the owner will make just as much of a discount for anyone , Also i hate all this nonsense about"well its your wifes house " just because some silly farangs get ripped off it does not mean that the vast majority of us are in happy marriages with sons and daughters, well all my friends are and most like me have been married donkeys years. anyway ,the seller will sell at the price they are happy with ,and thats it ,
