Rent our land for make new 7/11

My GF has 1 Rai land upcountry (Sakon Nakhon) and plans to offer part of it for rent for making a new 7/11 in the area. The land is located on a major rural road, large road side, plenty of space, between two villages, no 7/11 around within 20 km, chanot, electricity, water. Does anyone know who to contact? What rent could she expect? She doesn't want to get into franchise, just to rent the land.

Why would somebody want to build a business on your property? One rai goes for 100k - 400k, which is nothing compared to building a 7/11 and running a franchise. Why would I build a building and run a business on rented land? How did she even get the idea that somebody wants to open a 7/11 there?

 

To me, it sounds like one of those business/land pipe dreams Thai people often come up with based on everything but reality.

I agree with you but land goes for much more than 400k a rai if located on a major road with wide road frontage.

He said Sakon Nakhon. That is the most rural part of Isaan as it gets. It is a dead space between Udon Thani and Nakhon Phanom. There is little bit something, but a whole lots of nothing.

Sounds like the horse before the cart. I would think if 7/11 wanted to build a store out there they would buy. I can see them renting a space in town but why build a building on rented land?

7/11 are on the ball location wise, they will know the locations for a new site, they have all the sales figures from surrounding sites, no need to rent as the prices to buy are cheap, compared to building costs

why should they rent from you, if you believe the location is sound, cough up the money for a building and franchise and bear the risks

Give it a dry run, maybe a hotdog stand would be the go!
