These people are simply acting on the market principal; Demand and Supply.

 

Someone wants to rent for short-term.

A condominium bought in Thailand is supposedly purchased for "resident purpose, or an investment of longer term rental - that does not conflict with the Hotel Act".

 

Our last visit Dec 24 - Jan 25, for a stay of 22 nights in Chiang Mai, I opted for a "Condominium Stay" via "Agoda" at the Astra Condo.

 

Without Breakfast being included, Room Service or Concierge, a "Suite" was being provided at considerable savings for similar "Hotel" accommodation amenity. 

 

However, I was thoroughly dismayed and angered throughout our stay. 

 

Any "Provision of Security" was continually breached by the "Swipe Card Entry" system, being negated by lesser transience guests, who did not give damn and left security doors wedged openly accessible.             

 

Other issues evolved, for example, Our daily internet activity was curtailed for 2 days, being "Cut Off" as the proprietor hadn't paid the bill. Than

 

Never again would I engage similar venture.

 

"Bona fide" Owners / residents of the complex shared with me similar concern re - security whilst we passed.

Security issues and other problems are down to the condo management, I own a condo and we have a keycard system, never in 8 years have I seen the doors wedged open and I go there often as I use the pools there. If I was to see anything I would mention it to the juristic office there is somebody there everyday till 6 pm. Your internet is down to the owner, Im assuming the owner installed his or her own internet, We dont use the project internet we installed our own,

Beggar to disagree,especially against a "Chip Butty" being almost close my staple food.  All positive and negative experiences are dependent upon ones actual physical staying in this type of accommodation. Your rental may meet the mandatory 30 day requirement.  

 

Define under anonymity the accommodation regimes that you provide.

 

For example:

 

1.TENURE 

 

A. Between 1-30 days.

B. 30 + days per the "Holiday Act"

 

2. ALIEN REGISTRATION

A. Do you process mandatory TM30 registration.

 

Etc.

 

I agree with your sentiment that the backstop, lies with the "Condominium Management" and their lack  of management / enforcement for both, their legal responsibility and your codified contracts.
