If he's in Pattaya already, in a condo like Grand Avenue, VT6, Centric, etc., he just needs to deal with Pattaya traffic, and he's not far from either Festival or T21. From some of the condos he can walk to one or the other. If he's in Jomtien, he has to deal with Jomtien traffic, then Pratumnak traffic, and then Pattaya traffic. If he has his own transportation, a Wongamat condo would be an easier drive to T21 and Festival than any condo in Jomtien. Doesn't matter where you are in Pattaya, traffic is becomming unbearable.

The worst the traffic gets the more i enjoy living within easy walking distance or easy short baht bus to most anywhere i want to go....central mall, the beach , buahkaow, etc etc...don;t have car or bike and don't want one especially if going out to have a few beers...may pay a bit more in rent to have great location but more than worth it in my life. 2 1

Fine dining, 4,000,000 Baht, divided by 60 months, is over 66K per month. You can rent a mansion for that. 33K would get what you want in upscale for 10 years. It depends on your age I suppose. I've had mine for 19 years, and hope to use it for another 19 years. 4 million divided by 456 = 8772 and i still have an asset worth 4 million. But i agree at 70 is maybe too old to buy, who knows you might drop dead at 75. 1

It will get you a 3 or 4-bedroom pool villa, give or take and depending on age, condition, and furnishings. There's a 6-bedroom, 10 bath villa for rent at Siam Royal View--not sure if that reaches 'mansion' status but it's 500,000 baht a month. You'll also not be going too 'upscale' for 33K a month in Pattaya, unless you're ok with livin' small. 33K will get you a small 1-bedroom at Northpoint or The Palm. 1

The OP was talking a studio or a one bedroom. So, relating to that, I used "mansion" specifically for him. As they say, one mans ceiling is another man's floor. AND, One mans trash, is another man's treasure. AND, I still don't need an anchor. 1 1
georgegeorgia Posted April 27 Posted April 27 I like the UNICCA apartment near Big C Or maybe Fly bird condos they are around 400k to buy

Don't agree regarding 70 being maybe too old to buy. Spouse and I have built two houses since I turned 70 and renovated a third one. Sold two of them with the third now on the market. We are about to buy another house to live in while we build what might be our last house build in Thailand. And, our last move. Or, not. You never know. This next house we are buying will become a rental once the other house is done in maybe 9 or 10 months. Age is just a number, don't let it limit your thinking--or doing.
jaizan Posted June 21 Posted June 21 The average 70 year old male lives to 86 & has a 1 in 4 chance of living to 92 (UK data). Buying an apartment and dropping dead shortly afterwards doesn't give the greatest return on investment. However, buying somewhere could help the money last if you live longer than average. 1

A quick calculation might suggest renting as a better option in later life. A 5 million condo might well be rented for 20 years or a little more.
Jingthing Posted June 21 Posted June 21 There's a lot to be said for not having to deal with landlords. So that's worth some money. 1 1

We like having our own space to do what we want with, and don't want to live in someone else's space and taste. But, the numbers have been very good for us, as owners, and we thank our lucky stars, and hard work, that we bought our first condo here in 2009, instead of renting. 1

If you worked all your life you probably would not be there. That's usually where people end up who did not develop a career and/or have some personality or family issue that prevented them from managing their money. Or just bad luck... I lived there a month in an AirBB when I first came to Pattaya. It was actually not that bad if you get a renovated room and just live in your room and walk into town. I did not hang around that "village" area near the enterance or use the pool. The people there seemed down and out, not my type. Some of them seemed mentally ill or something, or more then the usual skint. For example, one guy with a long beard would sit in the same chair every day in the same position and just stare with a beer, not talking or giving any facial expression when I passed, stuff like that. I said hello once and he did not respond. I did do some walking tours of the buildings and the grated doors and dark hallways were off putting. I remember being worried about a fire with all the padlocked grills and thinking people would get stuck in there in the smoke and dark during a fire. One guy, my neighbor, would cook on a small hibachi grill on his patio. He always had his shirt offf, hunched over the grill, which felt kind of sad, but maybe he just enjoyed cooking. He also had hookers over often and I would see him coming to the elevator to meet or dismiss them. Several wore helmets or scarfs to cover their face on the way in and out. The rooms are built as to have no cross air flow so many people leave their doors open. Thus the locked grills where air can pass through. The open doors give it a more prison like feeling because you can imagine people looking out at you as you walk the hallway, just like a prison. Anyway, the guy was French and I hope he turned out Ok. This was st least 5 years ago, before Covid.
Mark1969 Posted 4 hours ago Posted 4 hours ago Anyhow, I would be interested in knowing where the Op purchases at and if he is happy there. I hear the Hyde Park Condo buildings are nice, but just from the online reviews. Seems like they may have less riff raff residents and more upscale.

Would he do the same in Poona (India) he would have quite the following (ok, he would have to ditch the beer).....
