Subtlety wasn't one of her strong points.

 

So many creative ways to leave lasting and more disruptive payback utilizing dead fish, a screwdriver, a hacksaw, and a small bag of builder's plaster. :coffee1:

Yes, a little negotiation might lead to an agreement with both side only a little unhappy,

Not meant sarcastically, in situations such as this sometimes nobody is 100% satisfied.

There is no legal way to get your money back.

Court action will take at least 2 years, and most tourists can't sit in Thailand doing nothing for that long.

Twice, my deposit was not returned for no reason. In those moments, you feel like doing the same thing as the woman from Ukraine. Apparently, Thais view a deposit as a gift and don't understand the purpose of a deposit. Apparently, it's like always with money: once you hand it over, it's gone forever! I don't know the truth behind this story, though. The number 32,000 on the wall says a lot. It wouldn't surprise me at all if the real estate agent collected the deposit without consulting the landlord and tried to make some extra money. Why isn't he named? After all, he plays the main role in this drama...

Same for me, but I learned very early on to consider it a 'tip' for the landlord.

And never give more than 1 month on a 1 year contract.

Guess this lady was a newcomer to Thailand.

There are very few facts, so I will make up a story which I think fits the available facts very well.

1  Young Ukrainian woman arrives in Phuket for a 1 year stay.

2  She finds a suitable apartment and pays a Bt 32,000 deposit and Bt 32,000 monthly rent in advance.

3  She stays for a year, keeps the place well and passes all routine inspections, and pays her rent on time.

4  Her year is up and she is planning her move to somewhere other than Thailand.

5  She lets this be known casually to the landlady/agent, e.g. as the reason she is not extending the lease.

6  She asks for her deposit back, but the landlady/agent make it clear that is not going to happen.

7  She feels very annoyed and "swindled", and has no time for legal recourse.

8  She knows she is losing her money, but doesn't want the landlady/agent to pocket it.

9  The deposit was to cover any damage that needed to be repaired when she left, so she does some damage.

10  She feels partially redressed, and the "damage", a mattress, some curtains and pillows, a coat of paint and some cleaning up, will not leave a lot of change out of Bt 32,000.

11  The landlady/agent show themselves up as swindlers by suggesting the damage is Bt 350,000, a multiplication of at least 10.

I would say to the landlady/agent som nam na. Try teating people the way you would like to be treated.

That is definitely not true. If do much yourself, this would land between 60-80k. If hire people to fix, somewhere between 100-150k

A Neighbour owned an apartment where the renter  was a pain,  so my neighbour terminated his agreement with no  refund of advanced  rent... once the renter had  gone he went to inspect the apartment and found  2 bedooms, and living room walls, had been painted in Black Gloss Paint,  Ceilngs  too ....

She's not. I was clear that I don't condone what the tenant did. Two wrongs don't make a right. But if the landlady is a serial swindler who has never returned deposits, then she just had her cummupance.

In another news outlet it says after she checked out she sent a message she had thrown the key in the Trash, and part of the amount claimed was for a lock smith,

It's fairly common knowledge in Thailand you are not getting your deposit back, It's never happened to me but I did have to wait 2 months before I got it back, I only ever rented one place in Thailand, that was in the early days and everybody used to joke you don't get your deposit back, 

I reckon in lots of cases the landlord has spent the money that's why they cant give it back, as for the 350k for repairs, that is bollicks certainly bumped it up, I have seen a few cases like that one were a owner wanted 3 time the price for a damaged door, That owner is lucky she didn't pour cement down the toilet,

Very good example of the inner workings of the female mind.  On both sides.

 

For centuries women were not allowed bank accounts or the ability to conduct any business.

 

Good lesson to avoid dealing with them.

A Ukrainian woman has reportedly vanished after wreaking havoc on a Phuket condominium, leaving the owner with damages totalling more than 350,000 baht.

 

The startling incident came to light after Praphaphan Meesomboon, the property owner, shared shocking images of the ruined flat on Facebook on April 30. The series of photos showed a trashed apartment, prompting a flurry of reactions on social media.

 

Praphaphan detailed in her post how she'd rented out the condo a year ago through an agent to the now-missing tenant. The lease agreement, beginning on April 15, 2023, was supposed to end on April 15 this year, but the tenant refused to leave when the term concluded.

 

The chaotic state of the unit was discovered after the tenant finally departed, notifying Praphaphan that the key was stashed away in a rubbish bin.

 

 

 

With the exit of the tenant, the apartment was left in a deplorable condition. Photos reveal a floor strewn with ripped-up pillow feathers, walls scrawled over with dark blue marker drawings, and a slew of battered or dirty appliances.

 

Curtains were found in tatters while a slashed mattress and graffiti murals added to the devastation. One significant clue noted was the word "swindlers" scrawled on a wall among crude sketches, alongside the number “32,000” printed near the bed.

 

Online speculations have run rife, linking the property damage to a potential misunderstanding or dispute over a security deposit. Netizens suggested that the tenant might've deposited 32,000 baht at the lease's onset, anticipating a refund that never materialised.

 

However, Praphaphan has not confirmed any issues regarding the deposit and remained silent about the identity of the agent managing the rental.

 

As investigations continue, key questions linger about the tenant's location and motive behind the destruction. Meanwhile, Praphaphan is faced with the costly task of restoring the flat to its former condition, a financial burden running north of 350,000 baht.

As per normal, landlord has spunked the deposit or the Issan girl with falang boyfriend "agent" has done the same. Too many of these ex bar girls/ freelancers with no experience whatsoever...good luck to the tenant, maybe they will think twice befor doing the same again

One of  the biggest problems is, 2 months deposit and the agent takes one upfront as their commission...so come.termination of contract neither landlord or agent is willing to pay 2 months back. Disgusting behavior from agents and landlords
