It's ALL about setting things up for the CHINESE to come here on 10 year visas and lease large plots of GOVERNMENT LAND to set up businesses in Thailand.

You know, the SAME Chinese that leased nearly 20% of Cambodia's entire coastline - on a 99 year lease - and then built a self-contained airbase with it's support base, disguised as a - resort with hotels, office facilities, restaurants and - casinos. It also has it's own power generations, water plants and waste treatment plants, to go with the military grade airbase they built but called an "airport" meant to ferry in Chinese tourists directly to the resort.)

The Chinese also built 2 new airports, one outside of Siem Reap and one outside of Phnom Penh - on 55 year leases that let them own, operate and profit from those airports for 55 years before handing over what's left of them to the Cambodians.

And guess where Thailand will get all the money to fund all the projects that the Chinese will be hired to build for them ? 

Yeah, from China. Turning Thailand into just another puppet state through the "Belt and Road" initiative where China lends poor countries almost limitless amounts of money that they can't ever hope to repay, to finance major infrastucture projects (dams, railways, airports, power plants, toll highways and bridges, land bridges) and to make major military procurements (like fighter jets and submarines).

And after they are massively indebted to China, they literally have to do whatever Beijing tells them to do.

Just like Cambodia. And Laos. And Myanmar. And Sri Lanka.  China is doing the same thing in Pakistan, trying to get their hooks into Afghanistan and they've apparently convinced Djibouti in East Africa to let them build a "dual use" base. Interesting because Djibouti sits on the West side of the narrow strait that separates the Red Sea from the Gulf of Aden and that is where ALL the shipping traffic using the Suez Canal has to pass by one way or the other. (Probably also why the US has a base there as well.)

But keep dreaming that they are doing all those regulation changes with a couple thousand white haired pensioners from Western countries in mind. I'm sure they'll get a laugh out of that.

10 year tourist visa.... And catch anyone who tries to work in those 10 years? On a tourist visa, work is not allowed.... 

 

If it's ok, then I get rid of my work visa, get my 10 year tourist visa, work and don't have to do the yearly extension for the coming 10 years...

Let me guess; for the 10-year visa, if it ever happened, you would need to show a bank balance of 10 million baht over the past 12 months, your rental agreement, the utility bills for the past 5 years, and a salary of 1 million baht... Application fee 50,000 baht, and no refunds if declined. 😆

The terms would probably not be acceptable for most who want to retire here. Just like me, they probably just heard about Vietnam planning such a visa, and are just copying the idea...

Thailand seems to be the copycat hub of Asia. Likely more dribble. It makes the PM feel productive, without actually doing anything.

Why is the word "tourist" mentioned in connection with a 10 year visa?  Those on merely 1 year extensions are classed as non immigrant,

How about KISS...keep it simple stupid

 

1.  First 60 days visa free for most nations

 

2.  Extensions are $1 usd per day up to one year payable in advance online or at immigration. 

 

3.  Any problems like arrests/convictions/overstays visa is canceled ,offender deported, $ forfeited.  Quick appeals to legal panel permitted but no dragging it out forever.

 

4.  Depending on severity of crime etc blacklist for one year to life.

 

Cleans up a lot of the current mess and also perhaps sends a message that crimes/violence /overstays will not be tolerated.

 

Not perfect but neither is having more and more complicated schemes that require jumping through hoop after hoop, paying agents, visa runs, etc. 

 

Of course it would also put a lot of the immigration folks and agents  out of jobs which might mean fewer rolex watches or villas in france for those who want it more complicated not less.

Here's a novel idea. Introduce a longstay visa visa that's affordable, hassle free, doesn't involve reporting every 90 days and doesn't require the applicant to put the equivalent of a small countries annual GDP in the bank.

I think this is related.    I know a guy who is now 80s, nearing death, broke, miserable, and lost it all in LOS.  He had one of these.   Got an inheritance, got married, built some homes, did this usufruct, and......

 

10 years or so later, she kicked him out, and he went to court for years.  years. A  very long time.  He lost.  lost it all.   had to leave Thailand, and well,l it only went downhill from there.

 

I don't have all the facts, sorry.  But when I see this 99-year lease thing, I think of my friend's usufruct, and I saw him lose it all.......

 

I hope his case is super rare, there are facts he didn't tell me that are very relevant, and this is a safe thing....But I have my questions.  

 

I suppose for the farangs who could subsequently get a 99% year lease, it may introduce a lot more danger to their lives.

 

It seems there are a vast number of farangs whole marry Thai women a lot younger than themselves, in many cases for the women it seem the aim is to be married for a few years, let the old farang die off and then take all his assets.

 

If a farang was able to extend his 30 year lease to a 99 year least there might be a lot more fatal  "accidents' happening to the farangs who have such properties, now that would be funny. 

 

I am quite happy with a year by year 'old bloke' visa extension, put 800k baht in a Thai bank, if things look like they are turning sour in Thailand then spend the 800k and sod off somewhere else, after all we visa extenders are only here on temporary year by year extensions, there are no guarantees.

sorta sounds like the LTR already in place, no 90-day reports, in and out of country no stamps, no money in the bank , 4 different categories, with one even being able to get a work permit.

It's not quite that simple, the guy has to be working and paying tax/SS..any break and your back to square one. Also as it's on his financials, it would be over 3 years befor you could apply as they go on previous years payments
