   Totally agree.  A lot of the new condo projects come with wonderful amenities--nice pool, well-equipped,air-conditioned gym, sky lounge, theater room, snooker, ping pong, etc.

I stayed in one such place  last  year in a Airbnb , size of a motel room with a kitchenette.terrible .and I lodged a complaint with Airbnb !!!

The most important is bathroom, kitchen and balcony with view. I do not need big room, but those 3 is essential. Tv? These days no need for TV anymore, only need 14" - 17" Lap top or tablet.

 

Everything above 50m2 + 15m2 balcony will do

You complaining about appartments and here I give you an great example of a decent location you can stay. And this is how you thank me? 😉

It used to be a great place, dull, slow and mostly quiet, but now, more like Benidorm 

The problem with  most of these cheap retirement schemes is they do not include real life considerations such as health insurance costs.  USA citizens wishing to return home and that are of retirement age will be paying for medicare or will be incurring a 10 % premium increase every year they are away.  All other people from all over probably have health insurance likely in Thailand.  Those policies are not too onerous depending on ones' age but the still can easily get to 100 or 200 USD a month or more depending on ones's needs.  Add in some more fun and a girl or boy friend or a Wife or family and things go up/  Jomtien really is a very pretty stretch of beach and I have stayed there for several weeks on and off over the many times going back to 2004 when I first visited Thailand.  I remember swimming there in years past.  Water seemed OK.  heck I used to even take a baht bus from pattaya to Jomtien for a day out when I was staying in Pattaya.  Some of the condos with fewer numbers of floors do appeal to me.

The 10 percent annual fine on US repatriation you mentioned is true but can be avoided by paying Medicare Part B while living abroad (even though you can't use it).

It is a lot busier than it was before but relative to Pattaya, not so much.

My only reference was one day and night last year Christmas Day, and the last time I visited was during covid and the years before. A Lot have changed indeed just in few years.

Youtubers who make these types of videoa are con artists. They always cut corners to give ridiculously low living expenses to compete with other crappy Youtubers making the same sort of videos. And to get people to buy their ebooks and sign up for whatever they're selling. 

 

And this guy in particular is prancing around SEA with a girl 40 years younger and always shows her in a bikini in his videos to get more clicks. But he seems to neglect mentioning to his viewers that he's probably paying her 50K Baht per month.

 

 

New high end condo in Jomtien.

Problem is if you buy a condo, it will become obsolete as a better project will come along. 

 

P.S. Appears to be an Israeli guy behind this project (hehe)

 

 

The Empire Group has just rolled out their latest '7 STAR' Condo project on Jomtien Beach and I was invited to the REVEAL PARTY where they have begun selling off-the-plan, 34 square metre - 105 square metre luxury apartments within the most futuristic project I've ever seen take place in Thailand. The amenities within are unlike any other condo I've visited - 10+ pools, dozens of jacuzzi's, theatres, underground salt caves, 4D meditation arenas, co-working spaces, business lounges, a learn-to-swim hydro pool, a rooftop aquatic centre, child care, muay thai gym, spin class bicycle gym, saunas, steam rooms, spa's, Himalayan rock salt rooms, the list goes on and on and on... I just don't think any other condo will be able to compete with this new construction and those with some money, they're going to flock to this one surely?

Yes and if that's not bad enough. Now the city hall/concrete contractors/drains pipes cabal have turned what was a nice quaint atmosphere along Jomtiem beach. Into another endless construction sh*tshow with these bogus " kick backed unnecessary" improvements" / parking lot. For example this major drain project that most likely will fail .
