My wife has a property up in Chiang Rai. We are here in Oz. The property is in Sintanie 1, near Big C.

The problem is with the roof, which is giving water problems internally. Not sure if is the ridge capping or the material that is used for the roofing. I just thought I would post this on the off chance that someone may have experienced the problem and had it fixed.

My wife's brother does the repairs, but hard to get thru as I do not speak Thai and I find it hard to get my wife to translate back to her brother and get him to tell what he think needs to be done.

unless you are there you don't know what is wrong and how it can be repaired.

if your wife doesn't bother translating than probably nothing serious

The problem is that rain water is getting through the roof. You need to have someone determine which part of the roof is letting this water through and either reposition or replace the errant parts.

Thank for the replies. I know it is hard to determine the problem as I am so far away from the property. I was told that the roof problem was common in this particular development. The property is about 10-15 years old. I just thought I might have fluked a person living in the Sintanne Development.

I would think best way is to get on roof with hose and someone get inside roof to see where water is comming in. I don't want to be up for a new roof? (I think I can pi#s faster than the water pressure in Chiang Rai, but then again I am not there).

I have suggested that my wife's brother doing the repiar work go and see the original developer; they are still active in the area and when I spoke with them abt 2 years ago, knew of the roof/water problems.

Hire a roofer it can't be that much. Sometime the leaks are not that obvious, you can have wicking going on and that is hard to see.

Roofs that use cement to fix ridge tiles come with a guarantee! That they will leak when the cement cracks.

It is impossible to see where a leak is even if you stand under it as the water 'travels' along the tiles or steel.

Worth trying the SILKA product that you paint over the cement joints, it fills in the cracks and makes a waterproof membrane.

I asked my friend once why he did not fix the holes in his roof. He said,

When it rains it's to wet too go out and fix and when it's not raining it don't leak.........

As a last resort you can have the underside of the roof sprayed with foam. It's expensive, but it works. However, I would try the conventional way first.
