I like to know many times when I look for rent a commercial shop/place Im offerd 3+3+3years lease.Is this realy legal and binding.It is mostley an option to renew ,but that mean the landowner can say no?Is there something I should check more carefully in the contract about this.Also i wonder if the lease to be legal and binding I have to go to some goverment office(landoffice?)and get it registerd?Is there some kind of extra tax if i do this?I mention it to some landowner and it seems like it was not a popular idea?

Any lease longer than 3 years must be registered at the Land Office and taxes paid, hence the popularity of the 3 year lease.

The 3 + 3 + 3 lease is legally valid but it gives both parties the opportunity to renew; the lessor and the lessee. Sunbelt Asia puts language in the contract that helps the tenant so that the approval for the renewal of the lease has already been approved by the landlord.
