There seems to be no investigation of complaints about possible illegal rentals as per the laws here.

Why is there nobody in Government going after these people doing illegal rentals here?

No jokes please on this or sarcasm, if anyone knows why? or who to contact concerning these matters let me know?

Also if you know why this telephone number 1111 which is supposed to be to report problems 24 hours a day only has said one thing about any problem they were called on , that they called and reported it to the Police.

For instance loud music in residential area of outdoor restaurant.

They say they reported it to the police and even though many people call

they say the same thing.

Or restaurants in building with filthy flies and roaches and whatever, reported by many people

to that agency they say the same thing, they reported it to the police, and nothing ever is done.

Juristic says they report illegal activities of owners to Wattana and the land office and are told that is not their department and they cannot do anything.

It just is amazing how complaints about the bar in the building is open past 3am and with many people you would not want hanging around your home, and nothing is done about it.

i know TIT, and what do you expect? TIT, and if you don't like it leave, and what are you doing here?

and if you came from your country go back, and I know the nasty remarks that are given by some but every once in a while a real person responds and gives an honest answer to be helpful and not funny or rude or sarcastic.

So in case some one knows an answer to this question and is willing to risk being abused and made fun of, please answer.

laws in thailand are created on a whim

everytime some shot hotshot needs votes he says he will fix the country and crack down on all the whatever!

the new rules are swifty forgotten once he gets elected + everybody gets paid and the whatever continues unmolested

if its beneficial to important persons

Illegle to not report an foreigner has moved in. That is no mystery, no report, no paperwork, no tax paid. Very rarely am I asked for my passport when checking in to a small local hotel and never at an island bungalow. Obviously, no record, no tax. The other questions the op asked can all be answered with TIT.

It's an immigration requirement to report and they will not be interested in the possible tax issues of a foreigner moving into a condo.

The creation and enforcement of laws in Thailand has more to do with the private interests of the officials involved than any genuine concern for public welfare.

If there is money to be made from enforcement, then it will get "selectively" enforced, usually in such a way as to maximize that income.

Noise pollution, dirty conditions etc are not concerns of the law here, your only solution is to pay yourself to get rid of the problem or move somewhere else.

I'm curious as to why you personally care whether or not landlords are reporting their foreigners? Seems a very strange thing to get yourself involved in. . .

Because people are renting out condo's short time. He does not like it because it attracts bad people and want to stop it this way because the owners comittee does not want to do a thing.

Well "bad people", including perhaps the condo owners are likely to cause some serious trouble when they learn who's trying to dob them in.

I would suggest getting some decent protection involved, perhaps even brown-shirted mafia, but that may cost more than the OP's willing to spend.

This to me is a perfect example for what is to me the strongest reason to rent rather than buy property here in Thailand. I love the many freedoms that renting offers, and also honestly believe in Thailand renting is ultimately cheaper, even over the long run - at least for me.

There are lots of people, Thai and Farang, who are told that you should buy an overpriced, low-quality condo, and then just rent it out to a farang/Japanese/Korean and your rental income per year will be 8% or more. Here at TV I read it all the time :)

Reality is, a huge amount of those overpriced condos are empty and cannot find a tenant. Owners also cannot sell without huge loss.

So one solution is what the OP experienced: rent it short time to people with short time girlfriends. Common in the lower Suk area around Nana/Cowboy. This is a nuisance for the serious owners, but then it is somewhat understandable that some people want to reduce their losses from believing real estate agents and not doing any serious research into the property market.

Yes, in many cases it is better to rent, especially in a country where "law" is almost non existing.
