The OP stated that the first 2 nights were quiet. There's no saying when problems are going to start.

I've watched it being built and initially I thought the building next door was going to be a small shopping plaza, which would have made sense, even though there is already a serious over-supply of such shops.

When it became clear that it was going to be more bars (as if there weren't already 500 other bars doing little or no trade in that Soi) I was astounded. Staying in that hotel must be a nightmare, though I suppose rooms on the far side away from the second building might be better.

What no one has mentioned is that this hotel has beer bar complexes on BOTH sides of the hotel, the newer all concrete monster on the North facing side and another smaller, older established beer bar complex on the South facing side

i looked at this hotel about a week after it opened. the rooms looked great for the price but my review on another forum carried a warning about bar noise. at that time the new complex had yet to open but the problem was obvious at least to a falang.

alas you cannot switch sides because as pointed out there is another complex on the other side

the hotel rooms are lovely looking and new of course, so getting customers in the first time should be fairly easy but getting them back next trip extremely challenging.

as for the swimmimg pool apart from it being too small it has been cunningly designed so there is no room for even a single sunlounger at pool height.

the jury is still out on the underground car park but it may provide a much bigger swimmimg area when the rainy season arrives on soi buakoawblink.png

One would think so, but weird things are the norm in Pattaya. The absolutely loudest open air bars in Pattaya are midway in that loop just off Soi 16, Walking Street. These bars cater to Arabs, and they are pumping out loud music till 6am - extremely loud music and that's not a typo - I really mean six am. I just can't imagine how they get people to rent out all the rooms in the whole street - but they obviously do.

Many nationalities do not seem to be as affected by loud noise. My wife doesn't give a shit and can easily sleep with loud music playing.

I will give one bit of advice for people staying on Soi Baukao or the streets emanating from... Never take a room facing the street. Always pay the extra little bit and take a room at the back of the building. The constant traffic, parties or loud voices can ruin your holiday. I have spent countless nights kicking myself for being stingy and not paying for a room in the back.

How about just not staying in or around soi Buakhao? Works for me.

You lived in Thailand for years yet you still wanted to stay in buakhao for one month? Very odd if you were looking fr a food nights sleep.

Actually D Mansion on the West side of the street not too far from Pattaya Klang is pretty good. new building is fairly well built. Any of the rooms not facing Soi Bukao are nice. Well run place. Modest but clean. Small rooftop pool (small) with a nice view. Easy to hop a baht bus and go down Pattaya Klang or head down Soi Bukao or walk down to Second Road etc. I stayed there my last two short vacations of only 15 days each. really was all I needed.

D apartment also very cheap at the older building and further back from buakhao.
