Just thinking about a business idea and can ne one tell me if they have ne information or if they have heard nething about what is the next place to become "more comercialised" in the South of Thaiand.

I would be grateful for peoples thoughts on this subject.

Krabi may benefit as it recovers from the Tsunami, Chumpon is beautiful but still unexploited, but I think it will be Trang.

In 10-15 years. Chumphon.

Many people go there or to be more precise through it. It is only a matter of time when people start to look around and stay there for a while.

How can Ao Nang become 'more commercialised?' I was very disappointed with the place when I visited there after a seven year absence. Rai Ley is even worse, all of the nice accomodation has been shut down and there is a massive resort instead.

Good lord, I suppose you also want the number of the guy who'll sell you the beachfront land for 300,000 Baht a rai? :o

One can only assume you really are "hunting the moon".

However, to be helpful: Ko Lipe. Trang Islands. Ko Yao. Ko Jum. Some other parts of mainland Krabi, too (not Ao Nang).

It works the other way around.

First you buy a lot of land where no tourist has gone before. :D

Then you go tell everybody that this place is the best in the world

Worked for Samui. Koh Pha Ngan, Koh Lanta are the next.

You have to stay at least one step ahead.

Well im sorry i dont know where those pics are from but i have just comeback from Samui and talking with some Thai friends who are looking to find such a place, they have mentioned many of the above places, Ao Nang (NO, NO) Koh Lanta (no no) chumphon (didnt mention it) (Trang but Islands are too small) Sooooo where will it be :o

Not really south, central and to the east, an Island that in Thai means elephant,

I would say Trang, although it has only been mentioned by a couple of posters above.

Some of the other prospective "up and coming" places (Krabi, Ao Nang) have already well and truly "come up". :o

i'm planning to drive up the coast from surat to hua hin looking for nice areas and land prices along the way. i'll report back what i find. i'm thinking of investing in 1-5 rai with sea and mountain views (but not necessarily on the beach).

One thing that is probably important to remember when thinking about moving on to an undeveloped island is the general insularity of the people.

When I first came here it was quite insular (and still is to some degree). Either you are from here or you're not from here. If you are married to someone from here then you are probably ok (generally accepted unless you are an idiot) but if you have no local connections then you are fair game as you have no protection.

My understanding is this is a very common attitude for small isolated communities.

Something to bear in mind.

i've only been in kpn for 2 years but i've never felt like an outsider, probably because i think there are more outsiders than locals on the island there days.

i know what you mean however, i moved to a small english channel island, alderney, about a million years ago and did feel like an outsider.

The walkway from the main beach to the Khao Lak national park has now been completed.

Work on the Tsunami Memorial inside the Khao Lak national park is due to start any day now.

The beached Police boat in Bang Niang village is already attracting daily visitors, some coming to lay flowers.

Once the hotel situation in under control in two, three years time people will want to start helping people get their lives back in order by spending tourist money.

Anyone wishing to look around here is welcome to drop me line !

Yes, they are high and funnily enough the Tsunami hadn't even dented the property market.

Bargains are available if one were to go for a sizeable piece, smaller plots always come with a hefty mark-up.

that always seems to be the way. i have a couple of partners who are also interested in land up the coast. if we jointly buy a bigger plot, we would split for each owner before buying, this will avoid 2 lots of transfer tax.

it seems a lot of money can be made simply by buying and splitting lots. i did it in KPN, the split took about 2 months (chanoht land), not bad really.

hmmm Khao Lak is probably NOT it ....

I think Krabi and not Ao Nang. Lots of great stuff down there decent roads .. property still reasonable ....

There are some great places in Thailand but it really depends on what the OP means by up and coming .... for what? just a resort? or for expat living? or what?

Beachfront north and south of Chumphon city is around 800.000 per rai.

Most places are isolated. Nice beachfront land often has a road just a few meters from the beach leaving only a small strip unfortunately.

Close to the ferry there is some beach land for sale. Looks great from a distance (when you get out of the ferry) but on closer look you can see signs of pollution (oil, debris, garbage dumps).

I still find the area attractive and suitable for investment for the long term.

Buying large and splitting always seems to make a profit. I was/am looking for beachfront land only. There is a little bit beachfront land available. Once you move 100 meters inland it is not interesting anymore. Some beachfront land are large 5-20 rai. But have only a small width. They sell it as beachfront but actually only the first 2 rai or so can be called beachfront the rest is inland. Asking 3 Mb per Rai is in this area rediculous. 3Mb for the beachfront part would be ok, but the rest should be on a scale with prices going down the further away from the beach. One advantage can be that the main government road is far from the beach and land is available between this road and beach. Found a few, but way to big for me. (50+ rai). But if you have the money, it should make a good investment.

If you are in the Chumphon are visit Had Sairee. Ask around there for land or sale. You will find a 'broker' there. Name escapes me at the moment. But he is well known (police).
