Hi all!

I have been offerd to buy 1 ngan of land 10 km outside of Udon, on the plot there is a unfinished house, with water and electricity. It isnt much of a house, only blocks and a roof, a thai style toilet. The house take up 2/3 of 1 ngan. Infront of the house is a road made of soil. After about 20 meters, a concret road. Frome the village to the main road to Udon its about 1km.

If anyone here knows how much to pay for land around Udon please write and give me a hint ! =)

search land prices on the forum you will find your answer. I am not from there so will not comment. However it is covered. 1 Nang is a quarter of a Rai so x 4 that would make the price they are asking per rai 800,000 seems steep to me.

And that steep price would apply if the land has title deed, which the OP didn't mention yet.If no title deed it's its overpriced 10 times at least.

Maybe you could also inform about the kind of chanote.Is the heading ( garuda?) red or green?

Hmm, have to ask my girlfriend tomorrow. She only told me they had a chanote.

That doesn't look like a 260 sq.m. house (you stated in the OP that the house take up two thirds of the land). Are you sure the plot is 1 ngarn?

That house looks like 15 feet by about 30 feet (block = one foot), the OP's sizes don't add up.

I think i estemated the size of the house a little bit wrong, only been there ones, and it was quite a time ago.

And no, Im not planning to live in that house, only buying it for others, thu we have to renovate it.

Im just asking if somebody have any idea if its a rip off or a okey deal.

The land is 1ngan, with this house, 10km outside of udonthani city center, with a chanote. Its in a village, moo baahn, close to mu mon.

First this is find the boundaries. If it is chonote there will small concrete cylinders on each corner of the land. Get a tape and measure it (should be 400 sq m) and then look at the paper to see that has the same measurements. Basically the big risk it that they are showing you papers for a different house. If the house has running water and electricity and it measures out ok, then it isn't a bad deal (not really a good deal either). Just understand it is a gift to someone. Those blocks are 40 cm x 20 cm so you can get your measurements from that. It sould probably cost you 75,000 to bild what you have and will probably cost you another 150,000 or more to renovate (very modestly). So you are looking to be in it for about 400K. You could probably find a better house to rent in a small subdivision on the edge of town for 5k per month. I would say to find a place to rent for a year and get the feel for the lay of the land.

I am looking at a parcel near Sahatsakhan, which is in Kalasin Province. It is unimproved land on a dirt road selling for 100,000.00 baht per Rai. I could walk to the Amphur office from there and it is a short motorbike ride to the town center. The original chanote covers the entire 10 Rai parcel, but we will only be purchasing 2 Rai. The govt. goes out to survey and issues a new chanote to cover the newly designated parcels. It will only cost me about 10,000.00 baht to have a well drilled (already paid 8,000.00 to have one drilled for my mother-in-law) and I will be having the house built from scratch (already built a similar one for my stepson, but ours will add A/C and better tile, windows, fixtures, hot water heater, etc.). Even though Udon has more farang than Kalasin, I believe the parcel the OP is interested in is way overpriced.
