How Much To Pay For Long Term Rent In Phuket?

I am trying to understad prices in Phuket for a long term. 1 year - house with 2-3 bedrooms for a family, with pool. Not near beach, but some good place for living...

Asking agents around is a problem because usually I need to tell them my budget. I am not asking for some supercheap deals, but would like to feel average price if possible.

A nicer place with own pool, 40-60k baht a month.

There are cheaper places with communal pool for as little as 15k/mo. There are really nice places that are more than 60k/mo.

Best thing to do is find something temporary first so when you get here you can have a look around. It is very difficult to tell from an agent or online ad how many and how aggressive the local soi dogs are, whether an access road is prone to getting washed out in heavy rain, how loud the neighbors are, or how close the mosques are (they use megaphones to broadcast their call to prayer numerous times every day starting at 0450) and other such things.

I think you should first be thinking about where on the island you wish to live. Then I think renting something modest short term would be a good plan. Next find the most popular expat bar in the area and ask the locals, ID the bull shitters and talk to people that have clearly got a succesful life here and take advise. This forum won't get you the perfect home

I agree, have a good look around and decide where you want to live, go up the side streets and you will find plenty of places for sale/rent direct from the owners at better prices than agents

a couple of times i have seen houses i thought would be nice to rent,

did the walk around with landlords talk about the bottom line i/e money all seemed good.

but before i signed on the dotted line i went back to the houses in question at midnight and just checked out the neiborhoods and general activity going on at that late hour.....

twice now i declined renting because shady looking folks hanging around at night,not there in daytime, whiskey drinking somchai's on the corner,and soi dogs roaming the streets at will....

good to do your homework before doing a long term deal i guess..

I was talking with some friends yesterday that have recently moved and they both were complaining about the night time noise in their new locales. I agree with glassdude that you need to suss out the nighttime noise as it's not easy to find a quiet area ( if you enjoy this kind of thing).
