Can anyone help with these issues?:

When supplying documents as a sponsor am i required to supply a witnessed copy of my uk passport or will an unwitnessed photocopy of the passport suffice?

Will an annual mortgage statement be good enough to show evidence of accomodation? For the next two months the property in question is running down a short term lease to a third party through an agent before reverting back to me, so no services bills available except lease charges, will this situation need to be addressed in detail in the sponsorship letter? The v.visa would begin from the time the property was available.

There are no hard and fast rules - it's a matter of satisfying the visa officer. There is no reason why a plain copy of a passport shouldn't suffice, but, for safety's sake, you may wish to have the copy attested. A mortgage statement should be sufficent to demonstrate your stake in the property and then state in the covering letter how many (bed)rooms it has. I don't see that the current tenancy will be an issue, but if you wish to do so then this, too, can be addressed in the letter and perhaps submit a copy of the tenancy agreement, showing the date upon which it ends.
