The Land Department (in Thai: กรมที่ดิน) is the government agency responsible for issuance of land title deeds, registration of real estate transactions in Thailand and land topography and cartography matters. As a matter of legal formality and for the legal effect, Thais and foreigners entering into transactions concerning real estate (including transactions involving land, buildings and condominium units) in Thailand generally must (with an exception for short term leases) register the transactions with this agency. -

If EV sales are crashing all over the world, why does the US want to impose a 100% tariff on Chinese made EVs and the EU imposing over 40% tariffs? Cleverer people than you have done research and tests to show that modern EV batteries have a useful life of over 5,000 cycles. This easily covers a period of over 12 years by which time, the car (not the battery) has probably reached its end of life. I would be glad if Thailand would have a colder climate. Sadly though, the coldest it ever gets, realistically, is about 16 degrees C. I actually think an EV battery would love this cooler temperature. -

Thai Driving Licence renewal
Years ago, I had issues with incorrect prescription glasses. The posts were blurry and although I failed but they allowed me to pass. Two months ago, after a retina operation and new glasses, I faced the test again. With almost half the candidates failing, I feared I might be in trouble. During my first attempt, which I failed, I noticed the shadows on the posts in the lighted box were different and the light inside the box was between the posts. In desperation, on my next try, I matched the shadows on the posts and, surprisingly my hunch was correct, and I passed. I applied the same method on the third try and, bingo, passed two out of three times. -

The law must change and all foreigners who have leased their houses must be allowed to buy the plot of the land. Until this happens, foreigners are well aware never to buy a house on leasehold in Thailand. Lot's of revenue that is getting lost for Thailand. Westerners are buying in other countries in Asia now for retirement and even in India. -

Thai male jealousy leading them to form gangs to beat up foreign tourists who have money for booze and local pussy. Apparently they seem to have connections with the Police who turn a blind eye to these criminals freely attacking tourists in Bangkok.
