New Or Used House With Space Outside

I have up to 10 million Baht to spend. I am looking for a 3 bedroom ( more is not a problem )house with a decent garden area around it as I have three cats. I need to get to central Bangkok in around a 45 minute drive ( will set off early so traffic not an issue ). Are there any new build houses available in this price range ? I am happy to look just outside Bangkok if there are expressways accessible. I am not worried about living in a rural/semi rural/village location - any advice as where to look please ? Anyone know of any new build housing near you ? A really nice used house is ok too . Thanks.

Any new properties in the north of the city is ideal...nonthaburi, rangsit, Don Mueng , Chang Wattana, Pathumthani, Meung Thong Thani areas are ideal......the area just south of Don Mueng and heading north or west I guess.....and semi rural or rural is ideal

Not sure anybody understands what you are asking... are you farang? How do you expect to purchase a house?

That is a huge swath of land you have identified, and surely there are many new homes fitting your description and budget. You need a car and probably a Thai friend to go cruise around and just drop into any developments that look promising. Thailand doesn't seem to support much of a realtor or relocation industry... you really have to get out there and sniff around yourself. Most houses will be in "gated" villages and they will have a prominent sales office if they are still moving properties. Most sales offices I've seen do not really have English-speaking staff... it isn't their market, given that farang cannot even buy land.

Of course, the price for a given size land or house goes up as you get radially closer to the city. Try driving out some of the roads you think you would travel, getting a sense of where services are located. The further you get from major shopping, etc., the cheaper things tend to be in a particular area. You also should see a few examples of the major firms to learn how they differ in price, layout, and demographics... for example Land and House, Quality Home, and The City. There are plenty of smaller builders too, if you find that those builders are not in your budget for the size of place you want.

One comment: BKK is suffering from the same "McMansion" problem as much of the west. I think you will find that most houses are too large for their plot of land, and the gardens are a bit limited. I'm not sure what it takes to have cats here... do people really have "outdoor" cats and not worry about feeding all the dogs?

I have a Thai wife. Ideally I want a house in the area just outside the city with easy access to he expressway that runs from beyond Rangsit to Din Daeng...so the area north and west of Don Mueng is ideal...semi rural is no problem. I am a farang .

I live with my Thai wife in Pathumthani in the Chuan Chuen Golf Avenue Development. It is about 45 minutes to/from town if there is no traffic. We are about 6K or so from the Si Saman Road expressway exit. There are plenty of empty lots in this development available and with house you can easily spend less than 10M all depending on how large your lot is and size of house you build.

If you go a little further down Si Saman Road instead of turning right on 345 to head to Chuan Chuen there is another development with canals in it, I forget the name but it is on the right hand side after you go over a small bridge after passing the turn on 345. Houses there are in the 7 to 8M range and they can be reasonably large.

Another friend lives out north of the new Airport, plenty of houses there too and less than 10M in cost.

Lot of options for sure.

Thanks guys....where are these new developments...the one at the golf course location nr Pathumthani sounds interesting.....or any other non urban locations nr Pathumthani or Rangsit or Mueng are ideal. If the guy with the above e-mail address can help I hope he contacts me.

Somewhere like Rangsit Klong 3 should fit the bill. 5km from Rangsit so easy to get on the expressway. We've got a place in Passorn 4 - 3 ensuite bedrooms and garden was about 7m baht. 20mins from the airport so perfect for me as I commute from HK. The developer was Preuksa...quite a well-known company that has tons of villages in the area with houses from a lot less to a lot more. Have a look at www.ps.co.th

I'd buy towards the direction of (but obviously not too near to) the new airport if you travel even semi regularly if you don't have any other criteria than 'needing some space' and 'being within 45 minutes of the CBD.' If you're already in town, just drive along the current airport rail link construction (all the way out to Ladkrabang if need be) and see if any of the dozen or so neighborhoods along the way meet your specifications. Plenty of homes from the 4-15+ million range.... if you want space, buy in the cheaper 4-5 million neighborhoods and use your extra funds to increase the size of your lot.

As you're coming from town on the expressway, take the exit after the one for the airport (marked Rangsit) and join the Rangsit-Viphavadi road (ie the road underneath the tollway). Follow that and after a few more km you'll have to make a U-turn marked Future Park (the big mall). Immediately past Future Park you turn off to the left onto Route 305. Follow Route 305 and the entrances for Passorn 4 and then Rangsit Klong 3 are pretty-much exactly at the 5km mark, on the left.
