Having drawn a blank on land in and around Nam Phong I am now turning my attention to Chumpae. So maybe someone has a bit of knowledge on this subject. I have been reading that land prices were on the up in Khon Kaen province generally but the latest info I have is that these increase may well taper off because the government has been refused permission to take a loan of 2.2 trillion baht for infrastructure projects and that land owners may well have land on their books that will prove more difficult to sell now that the laon has been cancelled. Anyway regardless I would appreciate any onfo that posters may have.

I would not count on landprices remaining stable or even dropping.

Khon Kaen land prices within the ring road are still rising, so do the prices of land around KK outside the ringroad.

how much land are you looking for i think if you were considering land for sale due to government cuts you might be looking at multi million projects please tell

I offer my sincere apology for misleading anyone regarding the land in Chumpae. I only included the comment about the land prices being affected by the cancellation of the government loan as a general comment and it has no bearing on my intentions. I have focused on Chumpae because I am told - I have yet to visit to see for myself - that all things considered it is an okay place to put down some roots. I am currently in Jomtien and it is not my scene - I like a social drink but not every night - and that seems to be the norm in Jomtien. I have found over the 18 months that I have been here that if I don't go to the bar with the others then I am very much on my own. I am 76, enjoy a good conversation and whilst I am pretty mobile - I run 10 kms on the beach road every day - I do like to be in bed by 10pm on most days.

So the purpose of my enquiry is to get some advance info on land and building prices and if there is available building land in the area and maybe someone can tell me if there are any English speaking people in the area.

Any useful comments would be very much appreciated although I realise that nothing can replace a personal visit.

Surprised that this hasn't been said yet, but you are aware that you cannot own land (with one exception relating to the size of the investment) in Thailand?

If you have no roots in Chumpae, why don't you try Kalasin, there is a nice lake to walk around and places for the off drink. It has a Big C and fair sized Tesco and is within an hour of Khon Karn, Roi-et, and Mahan Sarakhan. At 76 you might be as well to rent, at least at the beginning. Go to DDproperty dot com to get an idea on prices all over Thailand.

This is not a problem, there are many ways to get around it. Perhaps the easiest I'd through a 30 year lease been attached to the deed, especially for a man of 76, I am sure he would be only to happy to outlive the lease.

I think your suggestion to rent is the better bet, because although, "there are many ways to get around it", they are all illegal.

In addition, I noticed a newspaper article here a few days ago, which stated that investigators were going to look into nominee arrangements particularly at companies set up to purchase land/houses..........and they were initially targeting two areas, one of which was Phuket, though not sure of the other one.

You should definitely check out Chum Phae for a while before moving here (I live in the sticks 16 km from there).

From Jomtien to Chum Phae is really a big step/contrast.

I can only survive here with wife and familiy.

(I am just thinking about buying a condo on the east coast as a temporary alternative)

Alone I would not stay here.

There is a reasonable amount of English speaking people here.

But only a handful of meeting places (optimistically spoken).

Chum Phae is very quiet for farangs (others would say dead boring).

Everyday shopping etc. is OK (Tesco, Macro, Seven, misc markets).

But if you need something special, you have to drive to Khon Kaen (80 km) or Udon (140 km).

"Special": depends much on your needs.

I drive to Khon Kaen for shopping about every two weeks by car.

The highway to Khon Kaen is fairly relaxed to drive, no comparison to Pattaya madness.

Landprices vary, no surprise.

Depending on location and state of development (electricity, water, communications/internet) from 300k for 1 Rai to 1 million and even more.

I know of land for sale outside Chumpae for 500,000 a rai and this is cheap! I wish I had had some cash 20 years ago to buy it when it was about 5,000 a rai.

Can't get anywhere in Khon Kaen City these days or under 2 million a rai.

We stay near Chumphae, halfway between there and Si Chompu. Chumphae is nice, bit boring like another said. Has everything you need like Tescos etc. If you wanted to build my brother in law is great, has built several falang style houses around there, building materials are easy enough to get there. Sorry not sure of land prices around Chum phae, but out in our village land is around 50,000baht half rai. Even cheaper if you're lucky. There are a few of us westerners around the place, English is strained with the locals out there.

500'000, thats exactly what a brother in law paid recently for developed land near road #228.

Prices of 100'000 Baht/Rai apply to undeveloped farmland far out on a dirt road, no electricity, no water.

My wife just got an offer of 2 Mio Baht for 21 Rai of such land (bought for 400'000 about 10 years ago).

Anyone more? smile.png
