is your router connected to a cable (either fibre or other) or is it a mobile hotspot type with a Sim card? The reason I ask is that what you say does not really make sense from what I understand. 2g has I believe been gone for a few years and 3g is being switched off at some point in the future and most new phones work on 4g as a minimum. The phones and your computer can connect wirelessly to a router normally over 2.4GHz or 5GHz and strength will depend on how far you are from the router and what is in the way - IE brick walls etc. Normally they will connect to the strongest signal. For completeness to help troubleshoot you may want to let people know what your router hardware is and the theoretical speed you are paying for.

Apologies if someone has mentioned this before. Whilst searching for a metal basher today I came across what to me is a new golf shop although apparently has been there a while. My excuse is at ground level it is very easy to miss it especially if cars are parked in front. It does have a largish sign covering the upper half of the building but I didn't notice that until I was leaving. Has product on 2 floors but what was interesting was he has used a separate space at the back of the shop and split it between a reasonable sized artificial putting green and a hitting area with a Trackman monitor set up. Location on Sukhumvit south bound a couple of hundred metres past the Pattaya Tai lights - opposite the new Go place and a little further up.

Not sure where you are from but I was never aware of UK onshore banks marketing themselves to expats. In fact most of the "big banks" as you call them, as well as some smaller ones, have a separate off shore presence specifically for expats and others who need those services. Most UK banks have clauses about being resident and or UK addresses in their Ts and Cs. Whilst I don't disagree with you that many need the services of a UK bank the offshore subsidiaries can perform that role all be it at a cost.... Unfortunately for the poster you replied to Barclays have specifically stated not that long ago that, after a review, they would be closing many of the accounts where residence was not in the UK. I don't suppose you found one that can do it in steel by any chance as I need similar? I had some done 10 years or so ago but I think the shop (was south bound on Suk near Pattaya Tai lights from memory) has been gone for a while. I will be looking today so will report back if I find anywhere.

Don't switch to SCB for your banking then as their mobile app (no web based access anymore) will not let you access the app if the vpn is switched on.........

Do you mean Immigration records? For example I cannot see any reason why if renting or the property is in a Thai persons name that the Land Office would have any idea who you were. -

Not sure about Kasikorn but with some other banks it has been reported that even with a Thai TIN they will not apply it to a FDA unlike a normal savings account. You also may want to consider whether you really want to get a Thai TIN until there is more clarity but up to you........ -

OP is this the new Land and Building tax they brought in just before Covid? I thought it was free for those with properties worth less than a certain amount (50m baht) and an individual owner? In Pattaya you get an exemption if you have a yellow book or is owned by a Thai as their main residence. I take it that you mean to say that a wife cannot be a witness to a husbands will and vice versa and not (as I initially read it ) that the 2 witnesses cannot be related?

Great report - very clear thank you. The only point that you don't seem to mention is the video pass certificate. Does that have any time limit like the CoR or can you do at any time do you know? Presumably they have therefore done away with the watching the video bit that I suffered through last time? Respectfully the picture on the door does not say anything about "business" attire although what "formal" means seems open to interpretation. Did they refuse to serve the 2 foreigners in your picture who are wearing shorts? I only ask as I have never had a problem wearing shorts there in over 10 years of visits.

Why do you keep going on about "registration"? When you write a will it needs to be witnessed by 2 other people who must not be benefactors in the will. As others have said the important point is also the Executor as, if/when, the wills go to probate the court in Thailand will agree or not that the executor can execute the will. As long as your Executor is aware and either has a copy or knows where you keep the will then that should be enough. If the executor is a lawyer than they will likely charge fairly high fees to go through probate almost irrespective of the size of the estate. There are a number of other will threads on AN which you may want to have a read of to help bring you up to speed.........

Personally I think you are, as many have before you, overestimating the number and effect of those who reduce their spend dramatically or become non resident. I doubt the ones in power would notice or even care. Whilst people may be able to live on current funds for a year or so or make reductions in spending I doubt many can do so indefinitely. As someone potentially affected it would certainly cost me more to arrange my affairs to be non-resident than pay the potential tax due which would be painful but not exceedingly egregious........

It sounds like he has he has a policy from Cigna International so difficult to get local advice. As swiss1960 said Cigna Thailand is now owned by Chubb and anyway follows Thai rather than International practices. -
Do you have a link for that as it seems surprising to me unless I have misunderstood you? Surely the point of having more than one will is that it would be probated in the country to which it applies? For example I have had to write a third will for the Isle of Man as they handle probate separately from the UK. I don't think a Thai court is going to deal with my estate in other jurisdictions either.....
