Buy a condo from a local

Foreigners can only buy 49% of any condo block, "the foreign quota". If a condo is already owned by a Thai person, its in the 51% thai owned half of the block. It would depend if there is foreign quota available (less than 49% already foreign owned) if you could purchase it as a foreign quota condo. If quota available in the block, its a straight forward normal sale. Transfer fees and taxes are around 2-5% (depending on seller circumstances) and usually shared 50/50, buyer seller. -
Depend where you live, where the tap water comes from. Our condo tap water in Pattaya appears clean, comes from pattaya reservoir, the storage tanks on the roof are cleaned once a year. Use it for cooking, clean teeth etc. (no upset stomachs etc) I have friends who drink the local tap water.

A non inverter airconn has two states, off or running flat out. A inverter airconn has various states, it can be off, running flat out, running a little, running when needed etc.

As above, an individual owner/occupier doesn't pay if over 5 years etc, but a company cant avoid the business tax. -

Only for a private owner, who lived in the house (name in blue book). A company owner (or house rented out, vacant etc) pays the 3.3 no matter what. BUT, if an individual occupies for 5 years etc and avoids the business tax, then the withholding tax is more, as it is calculated by number of years owned. (the longer you own it the more withholding tax. -

A breakdown of the individual fees/taxes, and who usually pays them, on website below. 50% of the 2% transfer fee only, used to be the standard, but you will find 50% can mean half of sellers tax as well. The definition of a condo block allows for the land under the condo block to be owned collectively by all the owners of the block. A ground floor condo does not individually own the land it sits on. If a block has 500 condos, then 500 people jointly own the land. 500 people jointly own the common property, swimming pool, carpark etc. There is a provision in the condo act, if a block is demolished etc, then each owner gets back a share of the land sale equal to there condo share. A villa, townhouse, shop house is no different to a house, they sit on individually (Thai) owned land. -
If you have the owners cooperation, you can go in the yellow book and get a pink ID etc. (Yellow book is house registration for foreigners, blue is for Thais) The main requirement is an official MFA translation of your name into Thai. See below for Pattaya City Hall requirements. You dont need to be married, but the marriage process already produces the required documents/translation (3-4 on the list)

I think you may be confusing centerlink pension resident and ATO tax resident. The 183 day is to do with pensions, not tax resident. I haven't been back for 3 years, but ATO test still says I am a tax resident. -

Not sure how they factor covid into those tests nowadays. Many Australians, like myself, couldn't return to home for 2-3 years, even if we wanted to. There must be some sort of relaxation for time out of country, set up house etc. -
Old songs on Talent shows probably has a lot to do with choosing songs that the copyright has expired on, cheap royalties etc. Same with the Elton John song, its cheap to sample/use some bits of an old song. Nobody is going to allow someone to use/perform bits of a current song.
