  1. Build house with steel roof ✔️ & block / concrete walls ✔️ Don't build in fire zone ✔️ Don't live in tornado ally (USA) Don't live near tidal surges ✔️ Don't live where you have hurricane / typhoon season ✔️ Don't live in flood zone ✔️ Don't live near fault line ✔️ Don't live near in-laws ✔️ Don't live near expats ✔️ ✔️ ✔️ ✔️ ✔️
  2. IMO you're taking it too much, if need to P every hour or so. Along with interrupting your deep sleep, as that's when the body does a bit of repair work. Longer REM helps you immune system, or so I read ... "You May Get Sick More Often When you’re suffering from broken sleep, you may find yourself getting ill more often as well. You need good, uninterrupted sleep for your immune system to function properly. With consistently broken sleep, it’s harder for your body to fight off infections and reduce inflammation." https://sleepdoctor.com/sleep-deprivation/interrupted-sleep/
  3. Actually a huge 1st meal for me. My usual eggs w/crispy onion chili oil. Hoping the steak, eggs (fat & protein), eaten first, then the whole wheat croissant's protein & fat, along with the cream cheese, will negate most of the carbs & sugar, eaten last. So digested slower, and no sugar / insulin spike. Add in the walk at the park, which is next ... so still eating Keto-ish, and much healthier than years past. This after that 15 hr overnight fast
  4. Wow, what a scam, ok, overpriced. And people fall for that ? That's a shame.
  5. I was knocked out, still the same price, ~12k for each, done at same time.
  6. "Is it possible to get endoscopy ... and ... Colonoscopy for 10-15k these days, don't even mind travelling out of Bangkok if needed." And ... NO Price for each ... Yes No recommendation, as having mine (both) done about 5 yrs ago, and for ~12k 'each', I think. Surely some folks will chime in with more current info.
  7. Everything you stated was incorrect. But if want point to point ... ... already pointed out, you can get a mortgage for as many years as you want, as long as you qualify. The bank will push 30 yrs, as big profit maker, and if that's all you can afford, that's fine. You can also pay it off as fast as you want also. My mortgages were 5 & 10 yrs long, and paid off even earlier. ... every house I bought was 30+ yrs old, and now probably knocking on 100 yrs old ... first one was 18" thick stone on 1st floor, and other 2 were red brick ... and no, the house does appreciate, not just the land, no matter how large the land lot is. Townhouses & condos appreciate nicely, and have little to no land. As materials & labor cost rise every year, so does older house prices. Since the industry is well established. Unlike Thailand, where new & better, and cheaper materials have arrived or been produced since I've been here, along with lots of competition now; Global House & HomePro when we built our 2nd & 3rd house. When I first got here, 2020, it was all ma/pa shops, or a crappy HomeMart at Udon Thani. Then the 2 above arrived, and now there a couple more huge DIY place in ever metro area. That has kept the cost of construction low, and yes, in TH, the land is the main appreciating factor. Or was for our homes and land investments. Not sure about townhouses & condo. Townhouses rise a bit, but unless condo in a very desirable area, then not so much, if at all. Again, newer & better being built all the time, so why buy old. Point for point, you were wrong on every one concerning the USA. Certainly doesn't mean there are not crappy home building out there, but not in my experiences, from 1978-2000, as home owner, investor, or RE agent, w/RE license.
  8. That's one of the most ridiculous and ignorant replies I've read in a long time. You know absolutely nothing about USA RE, building, construction or mortgages.
  9. Just like stocks, one has to buy & sell smartly. Just because the graph shows drops, doesn't mean one's holdings dropped, whether RE or stocks.
  10. That's one opinion. I utilized both. Both served me well.
  11. Never needed insurance. I'm an anti insurance kind of guy. Only buy what is mandatory by law to have, and only if I couldn't get out of it. Auto ins in TH is the only exception, and the only insurance I've ever paid for.
  12. Any reason why you drink 3 L per day ? How much volume are you P'ing out ? If P'ing out 1 L or more, I think I'd be cutting back on the intake. I guess I drink about 1.5 L, maybe 2 L max daily. 70 yrs old, and usually don't P at all after going to sleep. About a 6 hr stretch, sleeping. That's with drinking 500 ml between 1800-1200/midnight, as I keep a half liter bottle next to the bed at night. Usually finish it.
  13. Does make you wonder ... Then again, 20 might seem warm if coming from zero. For OP, depends where your hotel is. First night, 12 hr flight, might be a chill or festive spot near you. Go full steam tomorrow.
  14. No. All the CS vendors we've recommended with have a cable that works for Atto 3. Only difference will be, how fast will it charge. Almost all will provide at least 50kWh, as the sort of break point to be called fast. Usually next step down, is 22kWh, then 11kWh, usually 7kWh for home wall charging cables, and what many of use, that have solar ~2.3kWh emergency or granny charger that comes with the car. What matters is, what your car will accept. Our MG ZS will only accept up to 76kWh, so those super 120 or 150/175kWh charging cable are no advantage for us. Of course if the new Atto 3 will accept one of those 120 or more charging cable, then yes, if one is convenient, then that would work better. Good luck with that though. We only used a few, where it was noticeably faster. Seriously, 50 or 75kWh, isn't going save us that much time charging, unless we ran it down to 20% or less. We usually charge at ~30%, back up 90-95%, so 27kWh/60%. All things equal, ~30 mins vs ~20 mins. Most times irrelevant, as car back to 90% before we're done doing whatever, as it's usually a munch stop anyway. since on the road for 3+ hours already. Best will be the one closest, when you have to P, and if it as food also ... win win
  15. Not assuming anything .. but the 'mature & responsible' theme of news blip, then if so, should be insured, and opt in, for return of remains. Just saying. Closure ? Really, and who the hell would they talk to, that saw him last ? I never bought insurance when I travel, though think my AE and or Visa had that built in. If I crapped out on holiday, they knew not to even claim my body, if they even knew I was dead. Give me to a Uni, to study my enormous brain 😎 I'm dead, what the hell do I care. Even the wife has instructions to bury my butt at the house & tell nobody. If die in public area, do whatever is cheapest. One of the silliest waste of money I can think of, is people and funerals. Right behind weddings. Spend money for a parade of people, to look at you, dead, of all times to 'visit', that probably haven't talked to you in years. Cremate, and if anyone wants closure, pop over to where ever the dust spreading is. Who wants to look at a dead body. Remember my smile, my laugh, the time I made you laugh & my zest for life. A buddy of mine was watching one of my YTs, and I was laughing. He commented and stated, 'he misses my laugh' ... that meant more to me than any viewing/funeral, or the thought of him having to look at me 'dead'....out of respect. No thanks, not how I want to be remembered.
  16. Not on the list ... MG Super Chargers, and probably about 150 units now, and MG tries to have one, at least every 150 kms, which is actually fairly accurate, as have used or seen them, when looking for our next CS. Most at the dealers, and can reserve for free, 15 minutes before arrival. Restricted use to MG owners, or members of, which usually requires owning an MG at one time.
  17. We predominately use these when O&A (out & about), EV Pluz & PEA ... EV Station Pluz, most at PTT Parks, so very convenient, nice toilets, usually a food court & vendors, along with 7-11 and sometimes a KFC. ... PEA, usually at Banchak petrol stations. Also clean toilets, though most stations aren't in the caliber of PTT Parks, but slowly changing with new additions. All have a coffee shop, which is OK. ... Elexa, have used, and quite nice, as it was connected with a very nice restaurant/coffee shop. Fast charge. ... EA Anywhere, lots of charging station, and you'll find at malls also. Have not used yet, only tested to make sure we know how. edit (thanks @Pib) ... we also have Altervim, which are located at Lotus's, (maybe elsewhere) so that's handle for killing time, toilet, use vendor, pick up some snacks (for hotel stay), or grab a munch. DO NOT register for eVolt, as very few are fast chargers, and when we did, only pay options was debit from their app, which we put 1000 baht on, and have yet to use any of it 🤬 Apps for those vendors are user friendly, and provide info, map, if available or not, and some, like EV Station Pluz, can reserve a time slot before arriving. We also have MG, but restricted to owners of, or having their access card. Use them ofter, when EV Pluz or PEA isn't available. All quite easy to use, just do a tester, with each, before going out on the road. Always know where your next CS is located, in case you pull in, and the CS you are at, is inop. Only happened once to us, in over 2 yrs, and next one was 12 kms up the road.
  18. Ditto, walk around (MG ZS) and that was it. Took it for a long test drive, 240 ish kms, then returned to MG to top the battery back up, to make sure we know how. The test drive was eye opening, and annoying as hell, the first 30 minutes. All safety features on, stay in lane, along with learning curve about the regen, and auto braking when in cruise control, when someone cuts in front of you, a bit too close. Disabled the stay in lane, before half way down the road. Just annoying. In cruise control, you need to work the accelerator when getting near things, or the car will reduce the speed for you. Takes some getting use to. If in traffic, even on the highway, just don't bother using, unless texting, then the car (at least the ZS) will stop by itself if someone stops in front of you Actually I only use cruise control on open road, so not to exceed the speed limit, as easy to do, since a very smooth & comfy ride. 90 kph feel so slow sometimes if no traffic around you going slower. Within owning the first month, took a couple road trips, one short, and one a bit longer, requiring use of charging stations. https://aseannow.com/topic/1276247-ev-owners-…-real-life-experience-help-thread/page/4/#comment-17756935 Can't imagine the Atto 3 experience being much different that our MG ZS. You having the extended version will be a bit of a plus, though 3+ hrs or about 250 kms, on Thai roads is enough for us. You'll find by the time you're done P'ing, stretching the legs, and grabbing a munch, the car will be topped up, or close to 90-95% and you can be on your way again. 30-40 mins, replaces about ~30kWh (60%) of battery for our ZS, so 30kWh/60% back to 90% from 30% for us. https://aseannow.com/topic/1276247-ev-owners-…-real-life-experience-help-thread/
  19. On 3rd year + No petrol, no maintenance, not even a chain adjustment, just wash & air in tires
  20. Finally, a nice looking Tenderloin from Makro ... cut out a few steaks 😎
  21. Just because you eat things, that you can't hear their screams of anguish & pain, doesn't mean they don't suffer. Along with the killing of anything and everything, so you can have a plant based diet, if that' your choice.
  22. You might want to use some of that 'critical thinking' and re-read my posts Didn't read the whole thread myself, but I believe most of those critical thinkers, aren't fans of living in CA, for the reasons I stated. Except maybe the one I replied to, that thinks the state is paradise. Have a nice day
  23. May want to pop over to Queen Sirikit Heart Centerm Khon Kaen, if haven't already, for a 2nd opinion. If quoted the same price, and too expensive, then I guess having the op is irrelevant. Chok Dee
