Sweet, semi-sweet. Dry? Even if you answered I would not be able to help you because we almost never buy wine here , we go to Greece every summar and always bring back a few bottles . Always a bit more than we are avowed but no one has ever given us any trouble. Going to the US for Christmas and will bring back some with me when I come back. I like a semi sweet wine, It reminds me of comunion Take your smart phone with you when you go shopping for wine, and google the label to make sure it is to your preference (sweet, semi. or dry" you mentioned "not like vinegar" so I assume either sweet or semi.

It all depends on your country, home location and logistics. I maintained my Florida home for many years, Then I rent it to a neighbor, after a while it became too much and Is old it. The money invested a very safe investment vehicle makes me almost as much as I collected in rent. and is available for immediate liquidation where with the home , if I needed the money I would have to put it in the market to sell and hope it would sell quick and at a good price. I sold and I am happy I did . but if you do ,make sure you are disciplined enough not to blow the money on beads and trinkets, -

" The US/Thai tax agreement clearly states that "State pensions, private pensions and income from annuities can only be taxed at the country where they occurred. These are bulky PDF documents and I have not read any from your countries. I am sure at the very least they contain that any tax paid at your country would be credited toward taxes owned in Thailand. But as I said Thailand is not about to shoot itself on the foot. The purpose of this is to raise revenue , and mostly directed at Thais who earn income abroad. It is not an unusual or unreasonable policy. Most every other country has a similar one , and frankly I was surprised that Thailand did not have such tax provisions. But at the same time all these countries want to increase investment in their country, not to decrease it and as such have made provisions toward that goal. . More recently Thailand enacted the Long stay retirement visa to induce investment, taxing such investment would be counterproductive. In many other countries that I looked into retiring in, reduced tax rates are offered toward those who transfer their retirement pension there. In Greece it is 7% , subtract taxes you paid in your country, and you probably pay zero. Greece only one example and not the only one, Thailand is not about to make itself vastly uncompetitive , remember the goal is to increase revenue, not to decrease it. " If some pensions from some countries is taxed, there still remains to be seen at what rate. I am sure if they do it will be at a reduced rate, subtract from that the credit from the taxes you paid at your country and you will probably owe nothing.

No !!you don't understand correctly. I am not being disrespectful towards you when I say that there is so much that you don't know about this issue. And how could you? the western media will never tell you. Have you ever heard any of what I am telling telling you in this exchange we are having from the western media? Why is that? does it make you wonder what else they are not telling you? Russia invaded Ukraine to keep it neutral. With a neutral Ukraine, any invasion against Russia would need to come through the The Suwalki Corridor. This not opinion, this is fact. it is a corridor between Russian Kaliningrad and pro russian Belarus , it is 65 km wide. and a lot easier to defend than having having a NATO Ukraine , which would open another 2,295.04 km front again these are indisputable facts. In addition Sevastopol in Crimea is the only true major warm-water port for Russia, which means that it doesn't freeze during the winter It was the US that used Ukraine as a way weaken Russia and id Ukraine was successful take out Russia as great power player. I could write a book about this. Please don't take my word about any of that. Google and fact check every single thing I told you. -
You are absolutely right. This all to do with foreign income and mostly by Thai nationals. The tax reciprocity treaties cover retirement money. Thais are not so stupid to disregard on cancel those treaties, only so they can collect a few taxes from a few expats. All these Thai players have investments in the west.If they cancelled the tax treaty then they themselves would be open to taxation in the west. Never going to happen!! Thailand is trying to induce people to retire and invest here, they are not going to shoot themselves in the foot. everyone needs to settle down and wait to see how this thing plays out.

As many others said. check your insurance policy. Many provide road side assistance . If not . them et the name and number of a tow company, and need their number in your car. They usually provide minor roadside assistance, such as a dead battery, or a flat tire, and will tow you to your local mechanic for the serious stuff. -

First of all not justification! that is a very loaded word, I like the word "Reasons". I make no judgment calls, I don't know enough for the "justifications", i suspect historians will be arguing about that for years to come, And not only me saying it . Everyone who knows anything about this issue. But not hegemony in Europe, Hegemony in the world. is That's what unipolar hegemony means. If not unipolar, at least not Multipolar , by taking out the third weaker player. Yea, so? more reason for the US to try create a danger and then sell insurance against it. By the time the Russians invaded , NATO was so far up Ukrain's ass it could not see sunlight. Nato was training Ukrainian soldiers. conducting joint exercises, and providing equipment and weapons. The US only fights the little guys. For 2023, Iran is ranked 17 in military power in the world. How many wars do you think the US can fight at the same time? I will take a wild stab at this , Because you like the taste of pad kra pao but you don't want it spicy. Yea I get that , but he seems to have second thought about it. So the question is, what changed? perhaps at the time he did not think it through and later on when he had a chance to think more about it he thinks that perhaps he should not have done that because he does not think she can cover potential liability by herself.It is a reasonable concern and IMO he needs to sit down with then and talk it out. This is are my concerns, this is what I think we can do, perhaps you have a better idea. I like to make this work for both of us. Perhaps a proposal that i will renew the lease and maintain the current structure but you need to provide me with liability protection, perhaps in the form of additional insurance. The term of the insurance should be for the duration of the lease, failure to maintain such insurance will terminate the lease. Perhaps they can go half an half with such insurance do that the renters would not feel that they are unfairly treated. All things to think about.

Now everyone would want to make 400 bht per day/ Dont know about the one she is growing but the one's I see sold at the morning market seem to be good size and the ones I had in my tom yum soup were very good. The problems I have with mussels locally produced is that mussels are filter feeders . and as such in addition to the food they filter they can also accumulate polutand, and with such small operations , or mussels imported from countries with lax regulations, it is difficult to know if they are safe for human consumption. -
I agree with martin L , that is sad, but I also agree with you. I also don' t know much about snakes, so when it comes to me and mine, i'd rather err on the side of caution. I remember reading some place that Chickens and rabbits are snake magnets, not sure how true it is . but I am not willing to test it either.

Sorry but on this one you are wrong. I know I am going to catch flack from these and my notifications will be flooded with accusations of being a Putin apologist ,but I am a realist, and the reality is, the US is the Aggressor in this. Just as the US would not allow Russian bases on their border, so does Russia , or any great power for that matter. Since the 2008 NATO invitation of Ukraine into NATO, it has been made clear to the US from the Russians , many notable US experts and foreign leaders that such move would be a red line and a de facto declaration of war to Russia. (Angela Merkle, Sarkozy, Burns, etc) Yet the US persisted . No surprise to anyone on the know that Russia invaded , in fact the US wanted them to invade . In t at the Istanbul summit at the beginning of the invasion , Ukraine and Russia were ready to sign an agreement to end the war, but the US nix it , (I wonder how much Zelensky got in his offshore accounts from the Americans to be persuaded?) The US was not ready for a peace deal , because it thought that the Ukrainians had a good chance to win this thing. And even if they did not a many strategist suggested, Russia had not bleaded enough yet. (The goal was to weaken Russia and degrade it's military) . and the hell with Ukra'ne The Americans did not give a damn about Ukrainian lives. As many like to say , "The Americans were ready to fight to the last Ukrainian" But war always has unforeseen consequences. Always!! Helmuth von Moltke said "no plan survives contact with the enemy " and this again has being the outcome. I am sick to my stomach, for what was done to Ukraine and a lost generation of Ukrainian youth . sacrificed on the altar of international politics, and the US's attempt to remain the Unipolar hegemon of the world. -

I don't think I have a choice. All that I am will go back into the mix, and something will come out. what i am not sure anyone knows. As I was not me for millions of years before I was born, why would I be concerned about not being me after I am dead? -
I hear what you are saying The question in your mind should be, would you have rented to her on her own ? If the answer is no , then you should not renew the lease. I would approach them both and say when I signed the lease , I did it because you would both be responsible, but now you remove yourself from the lease and I am nervous, for x. w. and z reasons . How can we rectify this concern so that we will both be happy? Se if you can find a win win solution. I am not sure what the market is in your area, but in my area I can see a lot of empty properties, Covid was not very kind to many business owners, so you also have to ask yourself, if you do not renew their lease , how easy it would be to rent the place, and how long it would take to get a new tenant ? would you be jumping from the frying pan and into the fire. You know? the devil you know, If the loss in revenue would be 100k but you can reduce your liability for 50K in insurance..... If that was me, Those are all things I would consider towards making a decision in the matter.
