Buiklder For A Small Project

No response in the Real Estate forum, so I'll try here:

Can anyone recommend a builder (preferably who can speak some English) in Pattaya? Its not for a huge project, just the enclosing of a covered car port with two walls to make an extra room on the house.

I've already been quoted around 80,000 (excluding an aircon), but not sure I trust the people who quoted.

Any personal recommendations welcome.

How big is the car port?

Plain Blocks are 3.5 baht each, Q Con around 22 baht each. If you already have a roof and a floor that should cost no more than 6000 baht a talang mtr. finished. Floor tiles are around 200 baht a sq. mtr to lay and 150 baht a mtr to buy. Suspended Cieling is 200 baht a mtr fitted.

Best to negotiate labor only and buy your own material.

Its around 3m x 4.25m, with two walls and the roof already done. The floor would need raising around 15cm, and this is where I'm unsure about the project - does the existing car port floor have as deep a foundation as the rest of the house, and would it take the extra weight of the floor and two walls without subsidence?

Tiles and cement will add about 5cm to the floor. If the car port has a roof, then it will have concrete posts at each corner (sow poons) which take the roof weight, The builder may want to cast a concrete beam between each of the corners at ground level for the new walls to stand on.

There would then be other small beams cast top and bottom of any window openings, also around the door so the door does not pull the wall down.

Typically the floor will have a steel mesh under it and should only have to support it's own weight.

Thanks for all of that - it really is very useful. Yes there are post at the corners. When I get another quote I will ask about the other things you mention.
