Property prices surrounding Sirindhorn Dam in Ubon skyrocket

Asia's property prices continue to increase and outperform other areas, according to Knight Frank Research 2017. And land prices around Sirindhorn Dam in Ubon Ratchathani, Thailand's northeastern-most province, continue to outpace other waterfront properties in Thailand, with one rai of land selling for THB 3.2 million last month.  Has anyone seen land prices jump significantly in their neighbourhood in Isaan in recent years?

Cannot understand why one rai there is 3.2 million baht. Nice as the area is, there is hardly any basic amenities there.

Is it a gold/oil mine?

Waterfront land is picturesque and a fraction of what you'd pay for waterfront elsewhere in Thailand. Whilst it's surprising to see prices skyrocket, it's irrelevant as I'm not selling my home.

Why the multiple posts on the same topic. You already have a thread on this same subject in the real estate forum.
