why is that perfect? location near sukhumvit isn't ideal? if you go out centrally and drink you'd need a taxi back

If you don’t mind living at Jomtien, easy to find condo at Jomtien Beach Condos for less than a million. Close to beach, big swimming pools. Also View Talay 1, right on main baht bus route to Pattaya, huge pool, not too far from beach, many available for a bit more than a million, but with today’s buyers’ market could probably bargain at least one of them down to less than a million. Both well maintained complexes.

For that price i would consider VT 1 Studio which may be possible to get.

 

Cheap maintancefees, well maintained, Email newsletter for management monthly activities, 24 hour food mart and busstation to suvarnabhum at your doorstep, On baht bus route, huge pool, Bars, foodplaces, massages, atm etc can be found downstairs..

Spot on and next to the bus station for a 1.75hr 150 baht bus ride from the airport and a 10 baht bus ride away from Central Pattaya or up Theppraya Road from Tesco Lotus and the outlet mall. Not for me but there are a number of bar beers on the ground floor if you get very lazy. The studios I think are around 32sqm and very low balconies though. These listed prices are very ambitious - if you are sharking and have the cash I would go in around 850-900 and see if any need to sell. Also look up the listings on the estate agents website to see how long they have been listed for. 

Also the area round the lifts may have bargains put up. I would also say why not rent a condo for a month when you finally home in on your preferred block if you decide to buy. That will give you a much better idea if you could actually live there. The hipflat link above has one on at 850 which is priced to sell if the listing is real. Some listings are fake or old and sold and are used by agents to get you to ring up and drag you in.

'kev' went there a year ago shilling for business. It's pretty grim for my tastes.....there's a comment

 

If I'd worked for 50 years and ended up retiring in Pattaya and living in either of these two rooms, I'd be asking myself where did I go wrong.

yeah, it would be interesting to know what happened to some of these people over the long run. i also wanted to know if there had been any pattaya fliers club members at nirun. the balconies are way below safety specs there. you could easily fall off after a couple beers.

That is correct but totally under your control, with a small condo you don't have the choice..... once you have a sofa, bed, table and whatever there won't be room for much more. It may be a personal thing, I spent a lot of my working life in hotel rooms and rented (small) condos and feel I now want space. Having space around you is more comfortable, and my original comment was, in a small condo, you could spend only limited time indoors. If indeed that is your lifestyle, or the condo is a weekend or holiday only requirement, small will work for you. I visit the odd friends in condos, both small and large, I know which would work better for me.

Condo size is really personal thing how much you need..
You can live very active day/night OUTDOOR life in Pattaya when need for condo is mainly for sleeping, sex and shower only.

fat old dudes, sometimes even in their underwear kept coming out to the elevators with hookers when i lived there, escorting them out after a session i suppose.

 

a lot of older foreigner guys, mostly europeans, have lost self control of their lives and hole up there. they have long hair, lots of body hair, not really kept in the hygiene dept  kind of let themselves go, probably alcohol plays a major 

 

the hookers seemed to feed on their misery in a way, like they were being slowly preyed on and sucked dry. some weird vibes there.

Haha, think Nana Hotel and the old guys who live there!

Sure it can be transferred. But how do you know the ratio on the transfer date? You'll need to go to the land office to determine the official ratio. Also the ratio may change between the purchase and sale agreement date and the actual transfer date that occurs in the land office. Buyer beware!

Very true, it also depends if you have a girlfriend or wife, having them there everyday in a studio may not be ideal, i know I'm looking forward to girls leaving after a few days with me

i thought the juristic office maintained the ratio? rather than transport office?

All these doomsayers can't seem to grasp the idea that it's nice to own your own place and that provided you buy the right condo in the right place then it can be a fantastic investment and home. 

Remember, the Doomsday Naysayers prove themselves to be financially incompetent again and again.  Those idiots should never invest in anything, anywhere.  On that point they are correct ????.  That said, much of the easy money has already been made in Thailand, so need to do your homework. Good hunting, perhaps look for resale units near to Pratumnak?

Sure not for everyone, but great value for some. Both those rooms in the video are not the greatest. Many guys that have bought here have done their places up nicely.

I don't see the problem with 40 sqm ? :ermm:

What do you use your apartment for when in holydays? Mainly to take shower and to sleep, as most of time you are out. It's about the size of a nice hotel room. Way enough for me for one month.
