spidermike007
Give it a bit of time. Covid is shaking up the economy in ways nobody could have predicted. I see a massive price correction in the near future. You never want to be in a position of paying historic highs for anything.

"Condo" is one the hot buttons here for the TVF Fools Buy Real Estate and the Condo Glutters brigade, renters all. Few owners, enjoying their properties, bother posting here only to be viciously attacked by the ignorant. Buying for investment is best left to those who really know what they're doing and can afford the risk. If you ain't one of them, don't do it. I also wouldn't buy a pre-sale; I'm not smart enough. ???? If you plan to live in property very long term or otherwise just want your own place very long term for various reasons, for owning it--and you can handle problems with equanimity--then any time's a good time to buy after due diligence. Best advice I think is to live in the place a year through all the seasons, though one expert, a renter, claims two weeks is quite sufficient. 'Course, it might not rain during those two weeks. ???? Get to know the other owners around etc.

LOL a lot of these posters are living in a shoebox fan room and never seen 5 million cash in their lives and never will!! But repeating the tired old mantra never buy gives them a sense of importance Not rocket science there will be deals around now and the sky won't fall so astute buyers will be sitting pretty but low balling by 70% is a sure fire way of ending up ripping up money as a renter

Some of those drivers deserve a tip just being such great characters. They've been quite helpful on occasion, running my passport in for 90-day report, delivering something, giving directions. Kinda miss 'em in other countries. Yeah, that's just me. ????

More of a local feel and variety, very convenient, closer in, walk's not bad at all from the beach.
Mac98
It is pricey on Prat Hill to rely on taxis, but I don't go into town much. Popular Thai restaurant bext door, 7-11 on the corner, massage next to that, produce market around the other corner. Love the near constant ocean breezes high on the hill. Be sure your balcony isn't blocked from them. Very quiet at night. I have roomy 1-bdrm, 1 1/2 bath, 2 balcony seaview condo with great lap pool, exercise and steam rooms, excellent maintenance and security, for 8300b a month.
Popular Post Central Pattaya
When I first arrived here many bar stool pundits steered me in the direction of basically not doing anything constructive for myself here other than rent everything. After some time passed I started to see a pattern, it was the same type of characters every time that had nothing, just living in a small room with what they owned in life hanging in their rickety wardrobe. It became apparent that these type of people were the ones to avoid. I was youngish then and made this place my home so needed to get myself established here with owning some property and maybe some transport of my own and feel a sense of pride in myself. The same things were being repeated over and over by the bar stool pundits, "I don't own anything here but been here years" "I can go home at a drop of a hat and not have to worry about having to sell anything" By the state of them it was transparent they had nothing at 'home' either wherever that might be. A deluded outlook to have nothing in life but claim it is street smart, an easy way to try and mask the fact that they have either no pride in themselves or no money or both. Don't end up like Barry the bar stool pundit, think for yourself and when you walk out your property in the morning walk with your head up high. And in conversation you will notice the green eyed monster rear it's ugly head here very frequently, "oh you bought your own place? rather you than me" that's just called jealousy, it's rampant in Pattaya.

Popular Post Taxi
I have lived in Pratumnak for over 10 years and I really like that it's away from the hustle and bustle of downtown, but only 5 minutes or so to say LK Metro (on a bike). I had a car, never used it so sold it to a mate. I use my motorbike a lot, I use to ride a big bike in my home country so no worries there. I have stunning views of Jomtien, Koh Larn and Pattaya City / Pattaya Beach. My place is not cheap but the postcard views are still worth it. I rent but may buy in the same building, will probably not have the same kind of views but personalising the space is something I miss. Getting in and out of Cosy Beach can be a problem, some of the traffic their and on Pratumnak road can be horrific. Bus's, all the soi's have become bus parking, makes it dangerous to navigate sometimes. Cosy not so bad but there's a big bus park at the top of cosy. All the soi's in cosy have been re-laid, new drainage. I looked at the Lofts about 5 years ago, had some very nice large units available and had some nice ocean views from a few units.. I think the same people also have The Place and The Point so maybe check those out. There's a lot of dogs, ive never had a problem but at night I'd rather not walk, but lots do. You don't 100% need to buy a car, motorbike taxis im good with, if your worried just get one to the baht bus route. You can hire a car in Pratumnak for use, no need to go spend 600,00 just rent one when needed, but I understand the draw to having a car, also grab etc. Unless your a golfer, then a car for sure. The motbike taxi guys in my soi are all OK, I pay them the same wherever I go downtown, same all year round no issue. Some are better than others but usually share a joke or a wave if I'm riding past. Got a few mates that live up here so adds to a sense of community. Oztruckie
Before you do anything I'd strongly suggest you Google the top 5 developers in pattaya.Lots of developers claim they have the best quality developments in town, but they don't tell you about having to replace whole floors of tiles,I know for a fact a very well known developer had to rip up and replace whole floors of tiles cause they were lifting, main cause,no spacing between the tiles, happened to a condo I was staying in for a while, grout falling out from between wall tiles.Maybe other people have more horror stories about second rate workmanship in different buildings. crobe
When I came to Pattaya 15 years ago I seriously investigated many properties in the Pratumnak area in the 10m-20m Baht range as it was at the time the best place to live. In the end my wife made the decision and we bought land outside and built our own house. My point to you is this, many of the properties I viewed back then had spectacular views from the hill to the bay, but when I go back there now many of them have had the view obscured by new and larger properties built in front of them. Be very careful that you don't buy a nice apartment on the 20th floor with a view, only to find later that your view is straight into the 30th floor of the apartment block built later. Whatever guarantees you have from the developer that this will not happen are not worth anything.

Been living in the same house for nearly 2 decades, sure Id like a change but locations I prefer is limited for housing. The location factor importance was shown recently when the roads were blocked getting into Pattaya City. Beachfront is nice but when events are held, Jet Ski World Cup etc it becomes a nightmare if you want to go anywhere.
