Well the first house was in the huge Chiang Mai flood of 2005, was totally under 6 feet of water for 3 days, so it was a bit trashed but that wasn’t my fault.  I fully furnished it even with aircon and kitchen so my things got trashed too.  Next house the owner was just a thief, she unfurnished the house, including the water pump while I was out of town.  She was a CMU professor and her Father someone high up with the police ...and well they can just do it so they did it.  Third house, they told me the water drainage pipe was in the wrong place from the roof, and they didn’t like where it drained ...that pipe that was there when I moved in ...and somehow that was my fault, so they will keep my deposit??  Typical make up any excuse, stupid lie because they had nothing they could say. So I did sue them but dropped it later.

Sounds like good reason on why not to rent.

Yes, it totaled 100k baht of deposit money, way back then, over a total period of 3 years, plus the cost to move 3 times ....then I bought and happily stayed for 11 years in that house.

You have sure been unlucky, I only rented once, that was when I was a school teacher, there were three other farang teachers who also rented, and when I said that if they did not return my deposit in full, i would get even some way, but they told me I had no worries as these rentals were near he school an regularly used by teachers and students, any if any deposits were not returned they would have the school to deal with.
