Firstly, I apologize if this is the wrong place for this enquiry.

Hi, My son has been left a piece of land from his grandfather now deceased (rest his sole) My son is a Thai national 21 years old. I would like to know if anyone knows the cost of transferring ownership to him. This is rice land with no property on it.

If you have any knowledge or experience of this I would be most grateful to hear from you.

Were there other relatives of the grandfather such as his sons or daughters ? The reason I say that is land transfer to a direct member of the family, son, daughter etc is charged at an extremely low amount ( don't quote me but it is about 0.1% of the assessed value)  I am not sure if transfer directly from grandfather to grandson falls into that category. The reason I know this is my wife's grandmother firstly transferred a significant parcel of land to my FIL who much later transferred to my wife as that is what they were advised to do to minimise transfer costs.
