I agree with the previous poster. Despite popular bar stool opinion to the contrary, Thai divorce law does offer most of the protection that everyday people need and the system does work, even for foreigners.

can you read or write thai? 

if you can handle the contract in thai, you can handle a lot of stuff the lawyer will be trying to sell you on your own, or a thai lawyer that your potential spouse might know without english language skill won't overcharge you as much on

That's already covered by the law. Another poster already said it, but I'm just reinforcing. You can waste your money with a lawyer if you want. Up to you.

 

As for land, if you give your wife money to buy it, she doesn't have to give you 50% when the marriage fails as you never owned it.

I don't think in 2023  time frame it's fair to think a prenup portrays a lack of trust.  It's just plain smart.   50% end in divorce.   Do you bet it all on the roulette wheel. Red or black?

Yea ... don't get married.  Ask yourself, 'Why are you getting married ?"

 

I can't think of 1 advantage, except if you can't afford a retirement visa or younger than 50.  Which case, rent rent rent.  Easy to keep everything separate.  

 

If you have that much equity/assets that you're worried about, just get the elite visa, if not old enough for retirement visa.
