Buying land/house at the land office. Can one pay cash?

did you not have to prove origin of funds ?

No.

I've actually done it 4 times.

All in my gf name.

The very first one, the guy at land office wanted my pp and I had to sign paper that I could not claim and interest in the property in the future.

The most recent one from the UK guy, nothing was asked of the gf about origin of funds.

For each purchase I used WISE and guess I would have just shown that if property had gone into my name.

The UK guy had issue with DEE money or his Thai bank (can't recall)

He needed to show contract and transfer.

Happens all the time. I use Cashiers Checks and/or Cash depending on the transaction. Normal in thailand.

  • I'd bet most of that cash didn't come from a bank.  Or anywhere else that keeps records.

I don't know about buying land. But some time ago I knew a guy who trained salespeople from an expensive luxury car brand. He learned from the salespeople that more than half the buyers paid many

Yes. I paid in cash for my condo in Chiang Rai.

I would be nervous walking to or from the Land Office with millions in cash.

Safe enough with a body wallet under my shirt.

I see Thais at the banks all the time. withdrawing bricks of 1000 baht notes. They walk out with the cash in a backpack or bag.
