Confusing Post. Too many variables.

Who owns the property, what type of property, what nationality, why not arrive and sort Visa/extension later.

Sorry but it's not clear.

I asked..."which Visa are you applying for"

Possible answers Tourist visa, non O visa etc

Also asked "where are you applying for the Visa"

Then you mention "she will be here in 23 days"

I don't follow..

Hungary is on the list of countries for visa exempt entry, 30 days.

So no visa required, unless their is some problems with a previous history.

If she travels on a Hungarian passport, she would be allowed 30 days stay on a visa exemption, no need for a visa at all.

My mistake: she will be in Pattaya for 23 days, but after move to Bangkok for another month. So tourist visa. Sorry.

If someone is planiing to join you in Thailand and requires a visa to travel, rather than visa exempt, it would be a question of sponsorship/invitation rather than the property that would be required to support the visa application.

You would need to write a letter outlining what support you would be offering such as accommodation/financial with supporting evidence.

To add to @Crossy post.

She doesn't need to do anything once in Thailand as she will be stamped in for 30 days and as her stay is only 23 days does not need to apply for extension.

Does not even need to concern herself with TM30 etc.

Assume she has return/onward flight as airline at departure may want to see that

Visas often require a letter of invitation, hotel bookings are quite often used instead.

All can be seen as documents.

She does not need a tourist visa but certainly an option if it can be applied for while in china

She can enter Thailand visa exempt and obtain an 30 day extension.

I don't know: she ask me she wants apply for the visa. What she will do after leave Pattaya, I don't know.

So what is needed from the accommodation she will book? The address of it will be enough? Thank you.

As it's a private accomodation she books, accomodation address will be enough?

She will join me, but she will book and accommodation for herself.

As we talk she found a condo: so address of the place is enough? Thank you

If she is staying in a hotel and has a booking she can show that.

Some folk that do not have a hotel booking just use company such as Agoda and book accommodation for few nights with fully refundable policy. "Pay at hotel" option even better.

Would be better to have confirmation from the condo management for the booking.

My advice is now not fully correct, as the OP has changed the details of the length of stay.

Can still enter visa exempt and get an extension, just to an address report.

Impossible to help, when someone either tries to hid or is incapable of posting the full details.
