Walking street rents are some of the highest in the the world.

 

You would be better off testing the waters of bar ownership in Thailand off of Soi Bhukow, although those also can be eye openingly expensive.

 

Pattaya has some of the highest property prices in the world.  If you could afford it, buy some and rent it out to eager bar owners.   Less risk and headaches.
